Normal Condo with Regular Issues

This condo has the same issues as every other condo in Calgary They are slowly getting better and better at managing

So badly managed my unit was bank appraised at 10 thousand less than the city appraisal

I own and presently live in the complex I purchased three years ago and have watched the building go down hill ever since When I purchased they had a concierge that was pleasant professional and a joy to have on site They now have nothing except grumpy ill mannered and offensive employees that have ruined the feel of a once we'll run building I take refuge in my own unit because enjoying any thing like the patio is more trouble than it's worth I walk from my unit to the parkaid because trying to use the only amenity means using a broken door that's been damaged since my original move in in 2012 The amenities realtors speak of do not exist and the business center is used by westcorp employes The sense of entitlement with the management is out of control They have taken trash containers away from the public while installing ashtrays and garbage cans outside the front entrance so that the CUSTOMER CARE LIASON can smoke I recently called the property manager to discuss an ugly incident I had with one of her employes and it was like talking to a child When I asked her the name of her superior in Edmonton she hung up on me I enjoy my purchase but shudder at the thought of the management that effects the value of my unit westcorp has retained or have been unable to sell so many units that they maintain all voting control and monopolize the daily operations of the complex including the placement of inexperienced managers and staff

Absolutely terrible

We stayed at this building for two weeks during Stampede week We rented furnished apartment Four times we met police cars making arrest during our short stay We also met some heavy make up scantily clad young women in escort service We would not return to this place

Don't rely on your Security Deposit to be refunded

Don't rely on your Security Deposit to be refunded upon returning your apartment to Westcorp Coolife or Executives Suits This is how to get your security deposit back 100 You have to post one star review on google Yelp or this website Westcorp will contact you immediately and you get your deposit back Simple and effective See Jessica Edwards's review she got her security deposit back you can do it too If possible I would rate them lower The rent they charge is absurd given the number of disruptions you will have to deal with The worst part about them is the way they take advantage of you regarding your damage deposit Anyone who scheduled to move in should demand to see the Move out Checklist in order to avoid being charged for additional cleaning which I am still not convinced happens The move in and move out inspection form is not the same as this checklist and does not note some of the more bizarre expectations such as taking the stove hood apart and cleaning it I actually left a number of items cleaner than moving in yet was still charged almost 150 00 for unspecified cleaning

NEVER AGAIN STAY FAR AWAY

Rented for one year would never rent an unit here again Poor management always dirty walls floors inside and outside Extremely expensive for NOTHING to offer Security people never there or always on the phone and even scare about dogs so you can see it is just a fake security Noisy you can hear the train the CT train the construction all around no parking at all you pay for parking for utilities for everything and you don't get anything back Turnover in the office management is high so nobody never knows what happened when you moved in HORRIBLE PLACE EXPENSIVE DIRTY POLICE IN THE BUILDING EVERY SINGLE DAY STAY AWAY IF YOU CAN

Farewell I am sold my suit

Farewell I am glad I sold my suit in this building My realtor told me be patient as it will take time to sell This building almost 100 rented People having drunk loud conversation at 1 4 AM Let alone vomit garbage on the floors This building has LOTS of plumbing problems There is so many issues with this building cracking walls windows Complaints get unnoticed evertime I visit Westcorp office I see new employees Geez I could go on and on about this f d up building Stay the F away from this place IM

The exception not the rule 1 of 2

Just like in business or politics when something goes wrong everyone jumps When things are without issue nobody hears a thing including compliments It is important to note that a lot of these complaints are the exception and not the rule Sour grapes usually lead to good internet rants but you should always take them with a grain of salt I have owned a unit here for 5 years without issue I repeat without issue Noisy The building is concrete People can yell scream etc and it's unlikely you will hear them The only time you may hear something is if someone in an upper level with hardwood floors drops drags another hard object on across them As far as the train goes yes there are train tracks nearby that pass by and impact thousands of other Calgarians FYI it's only loud for about 20 seconds when the main engine drives by Warranty issues Zero General maintenance Westcorp regularly shampoos hall carpets re paints walls when needed and cleans the parkade twice a year Appliance issues Not me I also don't see how this is Westcorp's fault Take it up with the manufacturer Safety No issues There are security guards because every apartment complex should have them For two towers with approx 400 units each I m willing to bet it is just as safe if not safer than any other community in the city The Calgary Police Service even has a map of crimes to prove this look it up

TOO GOOD TO BE TRUE BUYER BEWARE

STAY FAR FAR AWAY FROM THIS BUILDING You can pay way less and get twice as much from a building They do not mention that their is constant construction happening that starts very early in the morning They lack security presence When asked about a damaged vehicle the cameras were not working They do not have amenities and say that they are coming Also their underground parking park on the fourth floor and you'll find your vehicle stained with mineral water marks When asked to find a resolution to this issue the building management suggested that we should use CLR over our vehicle They fail to tell you how visitors can park There is absolutely no space for visitors to park and if they want to stay past 8 am they can not park across the street Do not try and shower from 7 10 pm The hot water is not optimal at this time Do not bother filing a noise complaint they will not act upon it If you would like to take your trash out remember that this building did not instal garbage chutes You need to walk to the opposite end of the building and throw your garbage into containers that may have space You can rent for much cheaper and get a much better BUYER BEWARE

Be aware people dont go there

Every time you go to the office to report something you get the same crap and and then you end up waiting 4 months to get something fixe then the maintenance gay person give you a lot of shit he goes doing just mickey mouse in fact the place is a real night mare cleaning is horrible dog poo everywhere appliances brake every time and you have to wait 2 months to get it fixe give me a break then you cant go to the office to ask the status of your maintenance because the manager gets mad at you some of the walls are cracking like the building is sinking down price very expensive for the rent heating is horrible BE AWERE PEOPLE IF YOU DO N' T WANT TO GET A REALLY BAD EXPERIENCE DO N' T GO THERE

situation is ridiculous and smells fishy and very much fraudulent

I have come across some of the worst †the notorious breed of builders and developers during my long carrier They are like car salespeople but mutated beyond the realm of humanity They have developed pun intended the ability to bypass their conscience to amass wealth by unethical and devious means They have no qualms about making false allegations and malafide claims to extort others while refusing to acknowledge bona fide claims against themselves Westcorp is the perfect example of this notorious breede Three of Westcorp employees controlling condo Board they have majority their friends taking other two seets Westcorp employees decided the Westcorp will be a management company of London at heritage condo complex Westcorp employees decided how much vino owners will pay fees to Westcorp AG Ms are jokes due the fact Westcorp has proxies from about 170 condos Condo owners cannot overcome this quality Condo Board is not transparent and does not provide requested financial documents Condo owners suing Westcorp as a builder for not fixing warranty deficiencies Westcorp using condo owners money to defence itself All this situation is ridiculous and smells fishy and very much fraudulent

Nightmare Towers Live like you're in Hell

I ve lived in the south tower for 2 years and have had nothing but issues I feel horrible for the maintenance cleaning staff who have to deal with all of the issues here I too have experienced garbage cigarette butts thrown onto my balcony and there is often garbage butts shit and anything else disgusting you can think of in the stairwells elevators parkade The poorly built plumbing and heating systems cause flooding The cabinets need to be replaced The parkade doesn't drain water properly and the overhead pipes leak water The constant construction causes massive dirt dust noise traffic issues On top of everything else the trains are annoying Oh and their big selling point for buying here was how quiet it is It's bullshit I hear the person above me and both neighbours on either side of me Live like you're in london seriously People in london live in flats not high rises It's a scam so beware buyers renters whoever you are I m supposed to check off who I recommend these building to and my answer is no one Unless you are a 20 year old punk who enjoys living in filth

Cigarette butts dog feces thefts renters and high condo fees are biggest issues at London at Heritage

Was considering to buy a condo fortunately found this website and met current condo owners Very scary From London at Heritage Newsletter February 2014 We have received a number of complaints about residents throwing items from their balconies such as bottles cigarette butts and dog feces When you are out shopping please store all shopping bags in your trunk out of sight About 90 95 of all condos are rented to low class it is like a slam Condo fees are up 50 in the last three years and going up Cigarette butts dog feces thefts renters and high condo fees are biggest issues at London at Heritage On top of it Condo owners suing Westcorp for entering their condos without condo owners permission WTH A lot of original condo owners already sold their condos I will buy somewhere else

Parking Parking Parking I am a renter that was going to buy at this location and have moved on It will be awhile before they have this parking issue under control and will they No street parking and city is ticketing and towing Not right to tenants since Westcorp can not provide us with extra parking Why is that and why would they not secure proper parking for their tenant and home owners Do they really care I think it is about the bottom dollar for them They can't seem to keep staff Or is it that the staff figures out they are hiding something and leaves I believe a company that is not willing to help their residence is hiding something SO THAT IS THE REASON I HAVE VACATED THE PROPERTY HAS ANYONE EVER COUNTED THE AMOUNT OF STALLS THEY DO HAVE SINCE MY UNDERSTANDING IS THEY DO NOT HAVE ENOUGH FOR THE AMOUNT OF UNITS IN THE PROPERTY

Condo owners are suing Westcorp

Eventually I ve sold my condo it was tough A lot of people know that this ilikelondon fairy tail is a big as a lot of condo owners are stuck with many diff issues but not evryone knows that some condo owners started legal action agaist Westcorp and Condo Board and it was one of the main reason why my condo was on the market for so long Condo owners clamed that Westcorp was not willing to fix deficiencies reported to the builder during warranty period Koodoos to owners who found time and money to teach a lesson the builder Good luck

London at Heritage Good Price Decent Value

I wanted to comment as an owner of over 4 years at this development I live in the North Tower near the top of the building These are the facts period In terms of the development Westcorp is firing the project back up starting with the parkade expansion and retail section This is good news and Westcorp is very committed to moving forward My view of Westcorp has chaged dramatically as well During the recession housing across Canada was decimated Thats the only word for it Westcorp could have tucked tail and ran from the project when they came under this difficulty They did not however They stuck with it and road it out And it was a bumpy road This does take a degree of courage The economy has begun to turn and Calgary will be the future of Canada I ve learned that 100 percent of the units in North tower are sold and appoximatley 80 are owner occupied Not bad all things considered My condo fees are 260 dollars a month They cover parking security garbage reserve fund etc My Heat water and power are under 70 00 DO NOT listen to any other reviews that state condo fee and utilities pricing they are lies period You do have to service the boiler and the cost is 300 dollars every two years Big deal Anyway yeah the building is not perfect but give me a break you didnt spend half a million downtown Just my thoughts this project WILL be amazing one day we just need more OWNERS Anyway take care and come see the project for yourself Cheers

London Condo's Info

For units on the west end the big CP Rail trains ARE very loud even with windows closed The lot across the street is heavily used by residents but is owned by the railway not the development Cars can be banned from parking there any time Water drips down through the parkade levels regularly There is a mineral in the water that stains cars permanently I m not sure if affected people are making claims and if so if they're being paid If so will owners have to pay for work to stop the leaks The buildings are almost totally occupied by renters which contributes to rapid wear and tear For example a section of carpet was replaced because someone spilled something which left a large stain The carpet got replaced and within two weeks a bottle of nail polish was spilled on it leaving another large stain The place is getting run down fast An application has been submitted to the city for a new ten story building on the north end of the complex House of Cars dealership Each unit has a water heater system Baxi unit which requires cleaning every 2 yrs that can be done by only one company for 400 each time The water quality isn't good which makes washing dishes difficult and is hard on the Baxi unit Get the latest reserve fund study

RENTERS and BUYERS BEWARE

Do not buy condo at London at Heritage if you care about your budget safety and health I was going to buy a condo at London at Heritage but not anymore I was considering buying one year ago rather decided to rent it for one year Prices are going down anyway Learn from my experience Quality of the building is terrible and it affects both towers During the rain I have got water coming from the patio because of the issue with materials used by West Corp Windows cracked because of the issue with the foundation You will pay top to replace them Multiple issues with electricity an electrician visited my unit four times My unit was under warranty but if not owner will pay electrician top Water leak from the unit above my belongs have being damaged After a few months water leak from my unit Something wrong with my bath insulation You can clearly hear the gas pump working days and nights it sounds quite loud it is very annoying †Gas unit in the bedroom is noisy and very expensive to repair could be thousand of dollars †Ouch Owner of the condo is responsible for this gas unit
