Let's start with the a hole Dennis He will try to intimidate anyone he can in the building and you always feel on edge when he's around even if you haven't done anything wrong He seems to think he's the greatest thing to happen to the building Must be a police school dropout with a power tripping attitude The building owners and him are very petty and seem to have nothing better to do than enforce rules that aren't even a concern People getting FINED for not properly doing their compost Other people have been told they can't park their car in the underground parking that they pay for because they have a couple drops of engine oil where they park Grow up It's a parking Garage If there was an environmental disaster of fluid pouring out of your vehicle then I could see that being an issue but there should be some discretion used This rule is enforced by telling tenants that they must park on the street where there is a high rate of vehicle break ins The management at this establishment needs to stop and realize that they are creating many unhappy tenants and with unhappy tenants becomes unhappy investors that will just take their money elsewhere

I have owned in this building for years and have recently renewed a rental agreement for a third consectutive one year term The building and the people have improved every year and we can only thank the condo board and Quay Pacific Property Management for their efforts They've improved the landscaping security lots of cameras and gotten rid of poor quality occupants One tenant of ours an elderly woman moved to a smaller less expensive unit in the same building because she liked the people and it is close to her senior activities At least one of the reviews below is false as she was a tenant that left in the middle of the night and left her co signer her widow mom on the hook for the rest of the lease agreement Feel free to ask for the monthly condo board minutes which documents any issues that are brought forward by the occupants it is short reading as things are well run

The Urbano has come a long way in the 5 years that I ve lived here Denis caretaker does his best to govern the tenants in these 2 large buildings It's a lot to deal with we've had a lot of immature idiotic tenants in the past but it seems like they've been dealt with The security cameras installed in the elevators parking lot and lobby have resulted in the interior of the building staying very clean The garbage and recycling is picked up twice a week and the landscapers keep the grounds well maintained Our amenity rooms are awesome I ve held lots of parties in the big one and for a small fee 40 the cleaning lady will come the next day and clean up after you People have complained about the smell of smoke but that's part of condo living If you don't want to smell smoke ever move into a non smoking building simple as that The aforementioned tenants are usually renters and it upsets me to hear about them complaining about Denis If he's angry at you for something it's probably because you've done something wrong He has to police two large buildings and ensure people are following the by laws If people would stop being stupid and breaking the rules they wouldn't have to hear from Denis at all I m very happy in the Urbano and have been ever since I ve moved in

I have a suggestion for the Strata Council to create a "disclosure document†for all potential renters It should be worded like this Please be aware that this strata council has chosen to regulate our rules through bullying and intimidation by our caretaker Dennis We have taken this politically incorrect route and so are giving full disclosure to you the tenant Dennis will accost you and intimidate you from the moment you first move into our building We feel this is the best way to protect our building from tenants like you who simply moved here because it looked like a nice place to live and there was a vacancy By taking the route of bullying we are ensured that you will be too stressed out and ridden with anxiety to cause any problems in our building This disclosure is given so that there are no surprises when you move in I believe a disclosure like this will be a benefit so that unwary potential tenants who have just paid their rent damage deposit and a fee to move in will have no surprises

I lived in B building for 8 months and had to move out 4 months before the one year lease was due The amount of cigarette and marijuana smoke that enters the units is disgusting What is more disgusting is that the issue is ignored When I addressed this concern to the manager Dennis he insisted that the lady below me doesn't smoke however i could look over the balcony and see her ashtray and her out smoking I suggest to have a witness when moving and when leaving the 100 deposit for elevator key when moving in Dennis tried to tell me that my movers lost the elevator key and the movers told me that they had seen him in the elevator It wasn't until I requested to see video surveillance that the key magically appeared You receive noise complaints because you can hear every little thing in the building I was accused on two different days of making excessive noise even when the letter states that the hours of concern weren't even on the quiet time hours Plus I have proof that I wasn't even home those days The appliances are cheap unless replaced by owner There is security now due to multiple break ins The police are at building frequently due to domestic disputes etc There are also known drug dealers Dennis also asked girls including myself out on dates and invites them to poker nights etc and if you don't you definetly feel the wrath I strongly advise against moving here

Don't invest or rent unit in Urbano There is a rude manager or Care taker Denis that has nothing to do rather than making your life miserable He is very negative bribing people and very dishonest Instead helping to investor's property to rent out to right people he rents investors property to the wrong crowd that as a result owner of property is in high risk This is a great building but terrible manager I hope one day strata would realize that he is effecting the properties value

building always stuffy hot smells like marajuanna and the building manager is very rude unhelpful and careless would choose a bulding infested with bed bugs before this place

renters are picked on thought of as less than and blamed for all the bad that happens The building manager is completely rude and disrespectful and will do everything he can to nit pick on little things that YOU'VE done or so he thinks so you can pay HIM dirtball Will NEVER EVER EVER rent from here again For how much people charge its NOT even worth it Gym has been out of use for about 3 months now with broken equipment didnt know it takes THAT long to decide whether to fix the equipment again for the 10th time or just buy new stuff NOT TO MENTION the longest list of strata bylaws ive ever seen if there was any more rules im SURE breathing would be one of them

I have lived at this complex for over a year now and have liked every bit It's great that there are owners and even tenants that take the due diligence to talk amongst themselves to keep an eye out for each other It's also great to live in a place that does have a caretaker to ensure that the daily maintenance tasks of a complex like ours are well looked after I have seen other places that do not have the same upkeep as Urbano Keep up the great work Dennis As owners we should be proud of our investment

I can not believe the rules that aren't followed through with You allow illegal drug use and trafficking to go on non stop Traffic coming and going all night Music at all hours at decimals that are unreal I stayed there for one night just visiting and was appalled Glad I m not a tenant As an owner landlord you should be ASHAMED unless of course you are doing the illegal activities along with the rentals

drunk younger renters illegal marajuana smoking That pours into your condo weather your doors and windows are shut or not party animals on ground floor no air conditioning no smoking bylaw apparently does not apply here unsafe underground parking What a joke I did not like being here Sincerely dissapointed

Don't be fooled Urbano is marketed as upscale living environment in Maple Ridge Here are some additional bits of information to consider I find it too cold in the winter cold air seeping in through the door cracks from the hallway and too hot in the summer even with the screenless doors and windows open The smell of garbage is always everywhere The smell of smoke is everywhere also Very few use there balconies for bbq's or socializing unless they're smoking Too many nights falling asleep I can smell the smoke drifting through our apartment and it is often in addition to the unnecessary loud talking that goes on into the middle of the night I m not sure if the doors were installed correctly or just cheaply but they all slam so you can hear slam slam slam all day and night I bought this place because I thought it was a nice apartment and wouldn't be like all the rest but trust me it's exactly like all the rest

At first glance Urbano appears to be at the upper end of apartment possibilities in Maple Ridge However the short time spent in an initial viewing does not do Urbano justice The most bothersome annoyance is the removal of garbage The caretaker drags the bins up and down sometime between 7 9 am two three times a week The noise of the bins dragging up the parking ramp is like giant snare drum Combine that with the garbage truck lifting dumping and beeping and it's a hard pressed situation to sleep through I pity the people living lower down and on inner suits However the disappointment really starts with moving in The caretaker's availability and effort to help get moved in is less than encouraging Threatened more with what we couldn't do with when he is available rather than positive options Phone to ask the caretaker for help and the list of disappointments goes on The short and sweet include a broken elevator that seems to go unnoticed A fitness room that slowly deteriorates Puke in the elevator that manages to go a full day without being cleaned up as does the s t left the next day in the other elevator Hallways being vacuumed 8 am on Saturdays Beware

I do not recommend this building to anyone Renters have no rights and Owners can't change or do anything Strata is horrible DO NOT LIVE HERE

I agree 100 My husband and I fell in love with this place and are regretting it already and we've only actually lived here a few months I would NOT purchase a unit simply because of the strata They enforce stupid rules and yet don't care when storage and bike areas are broken into Also they prevent anyone from joining the council with these ridiculous rules about who CAN join they are on a power trip and are the rudest people I am selling my home and moving ASAP as a result of the Strata council at this property I only moved in here just over a year ago and I cannot stand it any longer DO NOT PURCHASE A HOME HERE It is easy to fall in love with how lovely it looks but do not be fooled The strata council here is the worst I have EVER experienced and I have been ON many councils in my time as well as lived in many strata homes The members fail to do their job act as the most powerful people and frown upon anyone who disagrees I am in my mid 20 s and enjoy hosting and attending the occasional party however I limit hosting such events since I live in an apartment and respect those around me Every weekend this place fills up with young owners smoking pot and drinking yelling off their balcony My wife works nights and I work day and neither of us can ever get any sleep on the weekends Also the walls are fairly thin so you can hear everyone around you and we have a single mother under us who constantly screams at her 2 year old child The apartments and the building itself are amazing There is an amenity room with a workout gym pool table tv bar etc However you never really get to enjoy the room because there are so many people partying drinking and smoking pot in there and the strata decided to cut the power off at 12 everynight with an automatic shut off Safety has been an issue as a result but they do not care The only time it is free is during the early daytime during weekends when most people are working and can't use it anyway Lots of construction in the area now that this area is booming so you really need to be ok with living with that kind of noise
