Mission Woods at 6707 Southpoint Drive is a well maintained complex as evident by the nicely landscaped courtyard. The building is conveniently located near the City in the Park Gardens, which is within close walking distance to Choices Market and Edmonds SkyTrain Station.

The complex is a four level building with the main entrance off the second floor. The units feature gas fireplaces and with some units having views of the Fraser Valley.

"Racists Strata Council
and Useless Property
Manager"

Strata council is racists... They do ignore complains from non-council members. They make lots of excuses to protects each other. Especially if you are Asian, your complain never get through! Just buy for investments and don't live here! Oh, you can't rent out even. Strata never give you permission!

"BEDBUGS AT MISSION WOODS"

I WOULD STAY AWAY FROM THIS BUILDING. AFTER THE LEAKY CONDO FIX MOST OF THE ORIGINAL OWNERS MOVED OUT AND NEW PEOPLE MOVED IN. APPARENTLY THERE IS A INFESTATION OF BED BUGS. NOT SURE WHO BROUGHT THEM IN BUT IT VERY VERY HARD TO GET RID OFF. STAY AWAY FROM THIS BUILDING. THE STRATA WON'T PAY FOR PEST CONTROL. THEY WANT THE OWNER IN THE UNIT TO PAY FOR IT. BEDBUGS SPREAD LIKE WILDFIRE. THEY CAN EVEN GET INTO ELECTRICAL OUTLETS. BE AWARE!

What a load of crap.I have lived here for 20 years and this building is well taken care of.There are no bed bugs.You have no idea what you are talking about.You probably have bugs on your teeny brain.

Wow, pretty sad what someone with a grudge will say just to get even. This is pretty funny, but a lie. I have lived at Mission Woods and never have there been issues like this.

Bedbug report taken from Mission Woods Minutes of February 19. 2013....owner wanted pay back for treatment of bedbugs....strata said NO read below An owner requested a response from council with regards to an invoice charged to their strata lot account for treatment of bed bugs in their unit. Council has previously agreed that the strata lot owners would be responsible for the costs incurred. After further discussion on the matter, council agreed to stand by their original decision and not reverse any charges from the strata lot owners account. A letter will be sent to the owners from the Strata Corporation advising them of councils decision.

Seriously, I have lived here for 26 years and have never seen a bedbug. The council members are voted in every year. If we know they are doing a good job they get voted back in. They are very fair. No I am not a member of the council either. We do have a couple of people who are constant complainers, so this is where the negative comes from. And by the way my place has gone up 200000.

One of the bigger units just got the assessment of $337, 000. Anyone can look that info up on the net. You must of paid $137, 000. when you bought it then.....if you made $200K. You must of bought it in 1990 when it was first built......everything goes up ......it's been almost 30 years........

Yes, I heard that the units are nice and it is a good area but the strata isn't good and lots of problems to be fixed yet........the membrane ........that's a lot of digging and a costly levy as well........

"More Trouble at Mission
Woods"

Poor old Mission Woods didn't get the fix it deserved. I heard that Brytar Construction closed their business (construction that worked with Conrad Desrosiers). The engineer on this building was Conrad Desrosiers from Apex (or whatever name he is using now). Not sure about the 10 year warranty that was offered. Lots of deficiencies. The underground and guest garages are leaking. The fix suggested was to shoot up plastic into the membrane. I'd stay away from this building. Good location but lots of problems still. Lots of people sold. The Strata is horrible as well. No audits. Meetings aren't run properly.

I have lived here for 20 yrs.Value of my suite has gone up $200,000.The building is just like new now.My suite was just appraised at $380,000. I paid $220,000 including the special levy.

The warranty is doing its job, just so the naysayers are aware. All deficiencies are being taken care of, including the parking lot project. It's amazing what kind of miracles some people expect from a building that's going on 23 years old. It is in amazing shape for its age, and the renovations have made it like new. Some people just live to complain.

Look at realty link.....you can't even get 330, 000.00 for a large two bedroom at Mission Woods......don't tell stories that it went up. The garage is still leaking and they will probably have to dig all the way around (another 40K assessment coming up not to mention the pipes)The person who lived in Mission Woods for 20 years is probably one of the strata members......or someone trying to deperating to sell. I noticed most of the listing stay on for a very long time. Do your homework and you'll see.

"Bad Place to Live is
Mission Woods"

My friend who lived in the building wanted to get out so badly before the special assessment. She unfortunately couldn't sell. The strata are the same people that sat on the strata 20 years ago. They are tyrants. They treat you worse than if you were a renter. You have no rights. They don't do things by the book and spend whatever they want on whatever. Voting is corrupt. No audits ever done. Very suspicious. The gargage is always leaking. The lobby floods every year in heavy rains. They are always drying some carpet area somewhere. The strata does whatever it wants as most people don't say anything as they are quite old. AFter the fixing of this old building the smart people sold and ran. I would never recommend this building to anyone. Well perhaps an enemy. Please be careful. Not a place you can call home.

I agree.....Mission Woods is a horrible place to live because of the Strata. They don't do things by the book. Strata feels they own the building. If you are in their bad books they will fine you for every little thing. The Strata is also corrupt. No audits nor can you ask any questions of them. They belittle people at the meetings and make you feel you're stupid for asking questions. Don't buy into this old building. The suites are nice but not worth the trouble.....Barry

so to the stupid person who thinks his condo went up by 200K why couldn't suite 400 sell for over 9 months......that is one of the bigger suites and they were asking 325,000K and they couldn't even get that......can you answer that?????

"Mission Woods"

This is a very quiet building with everything at your fingertips. The suites are quite large and well planned out. No wasted space. You are close to downtown as the skytrain is a 3 minute walk. There is a school across the street and also day care. Lots of beautiful park like walking trails and biking trails. Great building, great location, and caring people in the building. Like one big happy family. I would recommend this building. Building is pro-active.

"Peaceful"

I visited this building. It was very peaceful except for the units facing southpoint, they could be a little noisy. The building is one of the oldest in the neighbourhood, but the homes are quite large.

My2Cents recommends this building for:
First Time Buyers, Young Couples

Wow...i dont know what your problem is but you need to calm down. I have lived in this buidling for 15 years and it has been well taken care of. MOST of the owners/tenants are nice people, except apparently...you. This is bullying at its worst! Next time leave your name and we can meet in the lobby to diacuss your concerns.
