"Has become a low end
condo building"

Lived in Xenex. Not well built. Poorly maintained. Noisy. No longer upscale.The building supervisor was really lazy and never seemed to get things done. I would not recommend this place. There are many other much better places to invest in or buy in that are located in the Beltline and most importantly have better long term value.

"Avoid This Condo Building"

From my viewpoint avoid this building at all costs. I lived there for a couple of years and was lucky to get out while the market was still good. Shoddy construction through-out: electrical, plumbing, hvac, drywall, etc. Always had some trade in to fix something (electrical panel, toilet, shower, ceiling cracks, warped walls, etc.. And the sound transmission is awful, worst I have ever experienced in a multi family complex. Built in the boom of 2007-08. They must have been hiring people off the street to do the work. Flooding in the parkade. Not the architect or engineer at fault here.It was the site supervisors, and I suppose the developer, who failed to execute the plan. I find it amazing it passed city inspection. Xenex only looks good from a cosmetic point of view. Future repairs to keep it functioning will likely be astronomical. Already they charge one of the highest condo fees with absolutely NO amenities – none. Having a structural problem is not the issue here – the concrete framework is fine – it’s everything else. Many people are stuck there because they paid outrageous prices during the boom and they will never recover their original purchase price. My advice is to get a quality inspector to come in before you buy and you’ll be surprised at what lurks behind the walls and under the floors. Never spoke about this before but found out a friend was considering Xenex and I was lucky I got to him before he bought . Whew he missed that bullet. Beware!

I rented at Xenex. The maintenance of the building was poor. Filthy parking garage with poor lighting. Storage Room on the 2nd Floor was also filthy and poor lighting and people were taking whatever locker they wanted because the board stopped assigning them. Severe flooding on the roof caused damage to the penthouse floor and elsewhere. A lot of water damage in the garage. Poorly kept building because the on-site maintenance person appears to be incompetent and lazy.

Thank you for the review. I looked at Xenex awhile back and thought the appliances were very low end and the overall finishes were poor for what was billed as upscale. Had no idea there were so many maintenance and other problems like you indicate in the review. I remember the condo fees were very high when compared to similar properties. You can get a condo with a gym, lounge and other common property amenities and pay a lower fee. Glad I waited for the right condo as it has everything I wanted. Xenex really had nothing I wanted except maybe location although being on a high traffic road means you get all the sirens, motorcycles, etc.

OMFG - Terrible condo building.Agree with all the reviews. Lived there for several years. Was on the upper floors. Although I was several floors away someone on the 14 Floor (1403 I think) had crazy parties all the time. Board could not get rid of the owner. He was a real douche. He took up with a former escort from California who became some new age speaker. It was like a soap opera - a real dick. Place always seemed to have problems with the elevator. Storage room was scary and dirty and the parking garage also. The unit I was in had leaks in the shower, problems with the garburator, leaky toilet, and the electrical needed to be redone. Sold it at a bit of loss but I found a superior place for less cost, less condo fee, and better maintenance and better amenities. Too bad because I liked the location even with all the traffic noise.

"Parkake"

Just , I advise to do an inspection when you want to buy a condo in this builing, specially concrete ceiling in parkades level 1, 2. It's new builing but it has cracks in concretes level i & 2 and some leaking in walls of parking.

that is right, Main concrete in 1st floor and parkade has been crakced and it was been reported in funding study 2011.it makes costy for condos owners in future

I advise to read refund study of this builing, building inspectors warned about cracking and expanding to all main ceiling !!

I love this building and I think the location just off of 18th is one of the best in the Beltline. I know this is nitpicky; but the name of the building is awful, Im not sure what the developer was thinking as XENEX sounds more like a drug than a condo building. What makes XENEX stand out IMO is the scale of the building. The building looks like a high-rise and sports the requisite glass/metal accent/stone exterior but the height of the building isn't overwhelming which means that the building doesn't feel like a commercial building. I bought a resale 1 bed/1bath unit in the building in the Spring of 2013, so I cannot speak as to the maintenance and security of the building, but the condition of the building is superb, considering it is 4 years old. PROS: Quality kitchen, Nice materials, Lots of light from the window wall, spacious bedroom, great curb appeal, titled parking stall, access to transit CONS: Stock Maytag appliances are not great (had them replaced with all KitchenAid), Guest parking stalls are minimal, Building is located on a one way, Some surrounding buildings will likely be demolished soon and will make way to more condos - which may block views from Xenex.

I offered one of appartment in 2013, when my inspector did inspection, he surprised so many cracks was in concrete ceiling in parkade, he advised not buying any apartment in this building,

you are right!! it was built in booming time 2006-2008 and most of builder in this period failed in the quality, Crakcs is a major concern and it is casusing the issue in future.
