"ESPO"

Great Location! Building right on train line. Great Water Pressure! Coffee shop and dry cleaner, liquor store, convenience store, Vietnamese restaurant all located within 30 seconds from building. Building is well maintained and rooms contain sound very good, rarely hear any neighbours. Gym has dated equipment though is fully usable. Lobby has just been renovated and looks great. Was not affected by the 2013 flood.

"Glad we rented here first
instead of buying"

The unit we rented itself was really nice if a bit outdated (lots of brass trim) but a nice unit. The problems lie with the building itself. The gym was recently renovated but there are leaks in the ceiling of the gym everywhere making it basically unusable. They also have some outside party offering paid classes in the gym so now instead of being able to work out in peace there are always other people hanging out trying to sell you stuff. No thanks. The sauna has not worked since we moved in and there is no hot tub. The 'party room' is inaccessible (swipe pass doesn't open it, I've never even seen inside and not for lack of trying) therefore useless. The elevators are SLOW and break down frequently. They are redoing the front entrance and it is definitely starting to look better but the building is only 10-15 years old, obviously not well built in the first place. They have to check generators and water pipes constantly (once a month you have no water for a whole day) The condo fees are also really high and I'm not sure what you get from that. All that being said, if they improve the gym, social room and elevators and fix the pipes for good so no more monthly shut-off, the units themselves are nice and pretty sound proof from what I can tell.

"problems, problems,
problems"

To begin with,this building does not have a hot tub. As the builder didn't account for the weight of the hot tub when filled, which was too heavy resulting in structural damage. 75% of the equipment in the gym does not work. There have been ongoing issues with the elevators. The latest one being that due to an electrical issue, the elevators have been nonoperational for a week - there are 21 stories in this building. The condo fees in this building are high, and I am honestly not sure where the money goes. I would definitely not recommend this building.
