"Excellent Building and
People"

I searched for 3 months in Mississauga for a Condo unit and zeroed in on this property for five reasons: 1. Surprisingly very spacious living room, dining space and bedrooms with two full spacious washrooms. 2. Cost is comparable to units half the size elsewhere 3. Excellent location: right on Hurontario and Burnhamthorpe 4. Well maintained, a lot of open space outside with all amenities of a modern building 5. Very welcoming and friendly people living here. I love this building and happy that I made this decision. Everything may not be perfect but when we compare to other buildings, there is every reason to be happier here.

Overall this is by far the best investment .Prices are still low , but considering size of condos ( 1400 - 1750sq ft ) you can't find anything else in that range! it's just matter of time when prices will go up! Other condos cost more and are half the size!Property itself is very unique .In the middle of the city lots of trees and places to walk on very privet land.Love it!

"Old and aging apartment
building."

This is a vintage late 1970's built 'legacy' building. If you like old and dated, this may be the place for you. The monthly fees are a killer of $1,000 a month to maintain this aging monster. Constant repairs are in progress but never seem to end. The comment of 'lipstick on a pig' is spot on. There are many newer, greener, and more luxurious buildings to chose from. This one is a definite pass by.

Executive Suites, beautiful grounds, large units with many upgraded facilities for everyone to use. Low maintenance with cable included. All energy efficient mechanical boilers, pumps & lighting. Prime location a must see.

3650 Place IV is an excellent building. Well maintained and with community spirit. The people in this building mainly owners and they are very kind. I am lucky to be able to find a condo to buy in this building. It is a prime location and the building is sitting on a park of 7.5 Acers. Show me another property like this? You must be crazy not to buy here.

If you like living in a new shoebox size condo for the same price be my guest. This is a solid built condo unlike the newer developments which are cheap. Other then maybe Tridel which actually manages this condo. The amenities are all there. They may not be ultra modernized but the space and practicality works. Salt water pool which can't be said for other condos. Health is key!. The security and yard space are great. Take a look at the new condos just on the north side. I have as a prospective investor. They are horrible. Parking is ridiculous, the elevators shake, the lobby is super tiny and the units are small. Small units are fine for downtown Toronto not Mississauga.

The fees are high, however, the building is beautifully maintained, the units are huge (up to 1700 sq ft) and the reserve fund means the owners are not hit with surprises on a regular basis. It makes newer and flashier condos seem very cheap by comparison. My friend lives in this building and I'm amazed at the quality. The entire building is luxurious.

"Place IV 3650 Kaneff
Crescent"

This building is well maintained and has a great Board of Directors. The reserve fund is in excellent condition and has the study done every 3 years as is required by law. Garage has been recently completely renovated and is in great shape for the next 25years. A/C and cooling tower have been replaced. The elevators have also been replaced. Social activities are great. What more could you ask for. The gardens of this building are 6 1/2 acres and are beautiful. There is an outdoor fountain in the summer for everyones enjoyment.

"Still tghe Best Older
Building at square One
area Hands down"

First, no other building has units as big as Place IV on Kaneff. Other Kaneff Bldgs, Miss.Valley Bldgs,Elm Drive..and list goes on..they are all appx 1200-1300sq ft at best and 750/month maintenance, and very little or no amenities at all. Also a lot of bldgs have special assessments while Place IV does not. As for the people living at the building its a mx of canadians and immigrants from all over, but still way wealthier owners than other bldgs around which are further more dominated by immigrants. It has 24/7 security, guest rooms, etc. Great value considering its right at Square One!

"Faded Glory"

The building is a mirror of Nortel. In its heyday it was top of the market. Then, with a new board of directors in 2000, it started a downward spiral. What once was maybe a $200,000 unit is, like Nortel stock, almost worthless today. How does a condo go bankrupt? This might be a first. The monthly common element fees are approaching $1,000 a month and only some 260 condo units to support this giant suck-hole with aging infrastructure. So sad. Many units for sale trying to bail out, but no buyers.

your post is totally miss-informing. Actually, the value of the units in the building goes up.Comparing to other older buildings in the area, this one is the best with great ammenities, guest rooms etc. Condo fees are high but this is due to 1700sq ft size units. Check other condos around, they all have 700-800/month fees and only like 1200sq ft, while you have here 1600-1700sq ft of space for almost the same monthly fee.

This person must be a disgrunted rental. Come and take a look at the building and ask to see the details for the reserve fund. This is by far the best in Mississauga. This person must have some of their own issues that they need to look at. It is a very nice building and lots of updates have been done on this building.

Fading glory says it all. Keep the good posts comming so you can sell your unit quick and bail out. Few long term owners, most have left, the rest are desperate to leave. As i all of Mississauga, a browning population and non-assimilating immigrants are ruing the place.

"Old Condo"

"Cosmopolitan"

This high rise apartment condo has a very diverse and cosmopolitan population. While living here I met many families recently arrived to Canada from the middle east and many east asian, Nigerian, Somali and Tamil economic refugees. The peoples, customs and the spice and cooking aromas were exotic and mouth watering. It was a building which was most welcomming to young and extended families and everyone was very accomodating to religious customs, even to the extent that the gym was converted into a prayer room and the fire bells and speakers were used to call believers to prayer every few hours. Really neet concept. As an overseas student, I only was able to stay half a year as the unit I was renting was sold and we had to move out. The monthly rental was very reasonable at $750 a month, but the draw back is that no more than 8 tenants are permited to occupy a unit at a time. I think that some people with small children were able to easily get around this restriction. Because most of the suites are very basic and not upgraded, I found the rents to be very reasonable. Its hard to find an apartment for 6 to 8 students to share at these rates. Parking was not an issue and few residents seemed to own cars and there were many parking spaces available for rent.

"By Gone Glory"

This is a late 1970's vintage apartment condo building. While it was state of the art and Mississauga's most prestigious condo thru the 1980's and 1990's, it has declined dramatically in status since the year 1999. It is only a long gone memory and shadow of its former glory. Resale values have not kept up and it is more reflective of a jaded old folks home. Given its age, substantial structural and mechanical work will have to be performed in comming years. While its reserve fund was very large in 2000, it may be insufficient for future needs. The building was prone to numerous window leaks and due to its design, cooking odours and noise from adjacent units is problematic.

Jaded old folks home? Yes the building is older but that means 1300 sq ft single bedrooms with two baths, a family room, separate living room and dining room and an on-suite storage that is considered a second bedroom in the new condos. Do you have to renovate the kitchen and bathrooms? Yes, But the building has new heating and air conditioning, renonnovated indoor pool, re-furbished exterior and parking garage, The price per sq ft is the biggest bargain in the GTA.

Major repairs have already been done. Windows are being replaced. There are more problems in some of the newer buildings than there is in this building. Rules are strict and it looks like some of the comments may be from some unhappy residents that did not like rules.

"Place IV - How the mighty
have fallen - a review of
how directors can ruin a
condo"

This was a very prestigious building up to the year 2000. Its management and board of directors were first class both as to the detail and attention paid to the facilities and as to services and accomodation of residents. Sadly the facilities have been sadly neglected and there have been divisive and incompetent directors and management from 2000 to 2003. The damage done to the integrety by these director/board members is irreversable. Values have failled to keep up and the building is stuck in a rut. The building is over 30 years old and neglected. Its mechanical systems have not been maintained and it falls much below current standards. A classic example of gross mismangement by incompetent directors. The building is in line for very large spedcial assessments. So sad to see an iconic building fall to such depths so quickly. Goes to show that the quality of directors and the board they comprise is key to a buildings success.

I understand that you were unsuccesfull candidate to Board of Directors and when you were not elected, you relieve your frustration in here. I live in this building and can tell you, everything is perfectly maintained. Common areas are kept clean, place is quiet with lot of relaxing space.
