"Fantastic Value"

I wondered if the saying "you get what you pay for" was true so I sold my apartment here and moved into something newer in Maple Ridge that was similar in price. Wrong decision. 9 months here and I got hit with 5000.00 for roof and Water heaters. Druggie rentals and I added 30 mins travel to work (downtown) 45-60 mins to get back home. I should have never left my perfect apartment at La Brittany.

"Building in poor
Condition"

This bulding require many repair,outside need complete repair.Underground parking leaking all over.Building is not rainscreen.Strata waste lots money on painting inside to make look good,outside waste money on gardening,trimming trees.Little money in fund for the major repair needed.Strata not do Depreciation report for fear owners will be unable to sell units.Now Strata President selling own unit after years of poor management of strata funds.President has no experience in managing Strata and has done very poor job.Presently there is membrane report and engineer report detailing scope of repairs needed...Do Not Purchase in this Building th

Management of strata funds is the responsibility of the Property Manager. According to BC Condos - Managers are Southview Property Management - According to Yelp reviews, this company is not honest.

"Needs Huge
Repairs-Membrane and
Envelope Failure"

This building has membrane issues and exterior issues,Strata has not done depreciation report as they do not want to scare away sellers and owners.There is little in contingency fund and President of strata is now selling her unit.They will not tell prospective purchasers about membrane report or prior engineering report,whole exterior needs to be redone.They also do not let rentals,there is only 1 and that rental has caused nothing but problems so strata does everthing in their power to prevent rentals including misleading owners.This place probably needs close to 1.5 million in repairs to bring up to acceptable>Due your due Diligence

This strata has had reports like this completed bi-annually by Bee Consulting. The Depreciation report was considered not required at the time as a significant amount of money had been spent on that report. The repairs that have been completed to this point are as follows, Boiler replacement 2008 (15-20 years left), Storage tabk replacement2010 (5-10 years left), roof replacement 2010 (50 years left) Make up Air unit replacement 201rl4 (20 -30 years left). The problem with this building is Southview Property Management, supplier bills are super foamy funneling / siphoning / skimming seems to be the norm with this company (yelp). When I lived there the roof was replaced, the recommedned supplier was to charge 650,000.00 ultimately the exact same work was done for half of the price of the "recommended supplier". Careless Management care of Skimyou Property Management.
