"ON site management is a
joke"

Left a message for the on-site manager. The VM does not give hours he is available or anything like that at all but DOES SAY he will respond shortly and help address any issues. I waited 24 hours and after no call back I called again and left another VM. Once again after no call back after 48 more hours (4 days later now) I finally got him to answer. When I told him I had been leaving him messages and waiting for his call he brushed me off with "Ya, well what do you need?". Not a care in the world. Turns out he only works 2 days a week and only for 2-3 hours each day. How the hell do you run a complex with HUNDREDS of units working 6 hours a week? The security is good with the new system, the property is in good condition and I like the location as it is close to everything. But heaven forbid anything happens or you have questions or something goes wrong. You are royally screwed!!!!! FIRE THIS MAN!

"Worst ever building
management "

First of lets start with the building manager, Marco. Themost useless person ever. I believe they should change his job title to unnecessary fine giver. He is so rude that he actually gets on your nerves. Second useless person is keelin the community manager, she is also very rude. There is another old person from building 4000 and he has no title but he is so free that his job is to report everyone to building management or parking authority. The whole management company will disrespect you. They just find ways all day long how to fine you. You make a little mistake unknowingly, and they will fine you $250 and the worst thing is you can’t realistically appeal that money anywhere, if you do it to the board they will just shut you down. Beware of these money grabbers

"Dump"

Tenant's property has been ruined due to water pipe bursts. Carpet beetles. Walls are "paper thin" hence it is very noisy, can hear the neighbours conversations. Location is unsafe. It is cheap, but not worth the constant state of stress living here.

Absolutely false. Pipes burst it is typically the tenant whom left windows open when they are not to and cause the burst. The area is extremely safe.

"Don't waste your time or
money"

This condo complex is probably the biggest joke I have ever had to endure. The property manager is a utterly useless. You get warnings and fines for literally everything. I would never live here again, nor would I EVER suggest someone to rent or own a unit in any one of their buildings. They grab money from tenants and landlords wherever they see fit. All of the staff in the building as well as on the condo board are rude, inconsiderate, unprofessional and unhelpful. When you need assistance or have a complaint there is never anyone to help you, but when they require something from you they are demanding and invasive. I have had instances of the building manager providing other tenants with our information - to the point where we had individuals coming to our unit and knocking on our door to invade our privacy like they had some right to. Others living in the buildings are nosey and equally rude as those who work there.

Typical comments from a renter. It is an owner based complex and everyone is treated fairly. We have a right to enjoy the complex. If you were treated this way you most likely did something wrong.

"It has been a great place
to live!"

I’ve lived here MANY years. Original owner/occupant. It's a starter apartment, but it was priced accordingly when I bought. It’s an income property for many & that is sometimes the challenge. We’ve been managed well financially. Condo fees have been reasonable. Only one special assessment and it made sense. No complaints about how the buildings are managed. I have not always been a fan of the mgmt company we partner with; but I have an immense amount of respect for people who VOLUNTEER to be on a board and put in the time and energy to do things the rest of us don't do; and most years the board has done an amazing job! Its communal living. You hear kids, you hear dogs barking, you hear footsteps. Yes, sometimes people play music too loudly but in MY experience it’s infrequent & no impact to my quality of life. I face away from the parking lots, so can't speak to what that's like, but most of the time for me it's super quiet - even with all the windows open at night in the summer. Like neighbours anywhere, some are messy, but some take responsibility to pick up after others. To do more than their share. Only once did I complain about a neighbour. It was a renter who was evicted VERY shortly afterward. On the other hand I've had the pleasure of meeting lots of great people living here: some LONG-TERM owners or renters & many who have come and gone. Young people, old people, families, singles. It's a blend. For what it is, I highly recommend this complex.

"Do your research"

We've been in this building 5 yrs renting from an awesome landlord but there`s been some issues.The amount of grocery carts on and around the property is disgusting. Last year a mother & teenager(s)moved into one of the bottom corner units & the kids often have friends by. I have found the side entrance door & the inside one that brings you to main floor hallway left open a bunch of times because they leave it for their friends to come & go. They play loud music. It`s the vibration from the bass sound that`s hard to endure.Then one morning I found a bunch of opened condom wrappers & condoms all over the floor by that unit. There's a large unregistered dog that barks incessantly & pounds across the uncarpeted floors above us that we can't get anything done about. We did receive emails from the condo assoc that they would send warning letters but nothing has come of it. This also only started last year. It used to be so peaceful before that. The windows and siding are so gross and dirty but it`s probably worse on the Lowes side since that side is more exposed to the elements. We own a house in another province that we can`t sell because it`s a small town & there is very little demand so we can`t buy another place until we sell that one. We loved living here so much for the first few years that we would have liked to buy here but if I was an owner I would definitely have a hard time accepting the issues listed above.

"Realtor and Client get
parking tickets while
showing property"

Showing units in the complex a realtor and the client received parking tickets within 35 minutes of being at the complex. It was told by the Calgary Parking Authority that parking violations are called in by a person at the complex before a parking authority will come to the complex. It was said they collect approximately $3000.00 per month in parking violations. This activity seems to be an issue for more than a few people. The client went back to the unit to collect pictures to fight the ticket and spoke to residents who see people getting tagged regularly and were planning to move due to this. If the Condo Board's mandate is to have unhappy residents and visitors they seem to be succeeding.

"An okay place to live --
IF you don't drive! "

This place could be worse, but it also could be much much better. It is a convenient location if you do not have a vehicle as you are able to walk to almost any store you could need and the bus is close, however, if you drive it is hell! First you need to schedule 5 minutes to get to the parkade because the elevator is the slowest elevator in the world and the only staircase that accesses the parkade is on the opposite end of the building, and then schedule another 5 just to get onto Deerfoot, make that 10 minutes if it is a weekend due to all the lights and traffic. Further, the parking in this building is a joke, one parking stall and if you try and find another one to rent by posting a sign on the bulletin board it just gets taken down on a daily basis. Park in the visitor parking and receive a $250 fine, park in the commercial area behind the building and have your vehicle broken into! Interactions with the condo board have been rude and slow, they are not very helpful or friendly and enjoy giving fines for as many ridiculous things as possible (must be why they have such a healthy reserve fund?) I am thankful I only rent and am not tied to this place - looking forward to moving soon for my own sanity and being able to park at my home :)

OMG....I feel exactly the same way. We got a notice about a stupid hook that was in the ceiling of our balcony, which I didn't even know was there when we moved in 3 years earlier. Their parking rules are so ridiculous. I've had two other notices which turned into fines even though I took the notices seriously and corrected the issue. One other tenant recently told us that he has had a snow shovel on his balcony for the last 3 years and only now received a fine for it being there. It's new management that go around with binoculars looking at everyone's balconies. Starting to look for another place to live.

"DONT EVEN THINK ABOUT
LIVING HERE!"

We have been living here since September 2014 and are stuck in a one year lease agreement. To this day, building has not set up our buzzer system!! And anytime I call and leave a message to Cynthia MacFarlene if she picks up the phone, she is SOOO rude and other times have just left messages/emails and NO CALL RETURNS! My mother was in ICU for a month and then she passed away so my brother was here from out of town and had his car parked with the guest permit and they first gave us $250 ticket on April 22 and gave us a ticket for $500 on May 1st. Because we were going through such a difficult time we did not get to act upon it right away and Cynthia hung up on me and did not even listen to our problem for violation like as if we murdered someone that we could not even be given a chance to explain ourselves.

Character count did not let me finish. In addition, Elevator is broken 2-3 times/week and every time i take the elevator I am so afraid of getting stuck in it. And when it is broken they take forever to fix it. I don't mind taking the stairs but NO stairs take you to the parkade and even when it is snowing or horrible weather out I have to go from outside. They need to absolutely fire Cynthia MacFarlene I have never dealt with anyone as rude as her. She literally said to me that "its Friday evening and I don't have time to listen to you"and hung up. I would not recommend this building to ANYONE because the management is horrible and did I mention that you have to walk for 10 mins go throw your garbage outside! RIDICULOUS! Have never needed to deal with such unprofessional and rude people.

"Frustrated and confused"

I have had many of the same problems as previous "reviewers". I have had to deal with in reasonable and ridiculous parking fines (after the first fine that I paid I received a second one for the same month!). Once I learned how seriously they take the 8 pass uses a month I asked my friends to park at Lowes and was sent a second ticket even after I stopped using the pass! On top of this my roommate (owner) can't even get a new underground parking pass, his barely works and he has to press it for about 3 minutes just to get in. He can't get ahold of anyone from the condo board and they won't return his calls. I am currently seeking paper proof of my current parking violations with no reply. I love the area and feel safe and secure but am frustrated and angry with the lack of response and responsibility on the part of the condo board.

"I am happy to just be a
renter."

Where do I start?? I became a renter here in July, I was soooo excited to move in. The property management company we deal with promised to help us through the whole process and wouldn't just leave us in the dark. Well that was a lie. No mail key, buzzer and an obselete underground parking remote. Parking fines even though I had no parking. RIDICULOUS fines. There fines aren't even reasonable. I'm a renter, you think I have money to throw around? If it was reasonable, there would never be an issue again and all would be paid, Morons. I will never recommend this place to anybody. It is a joke.

I like how an uninformed renter is commenting on the state of our awesome condo building. Everything this person is complaining about is solely under the owner of the units control and not the condo. Talk to your owner if you are missing the mail key and parking remote. Talk to the property manager to get your name added on the buzzer. THERE IS NO RESIDENT PARKING in the visitor stalls. If you don't want to pay the fines don't break the rules that were put together by the OWNERS! It's simple! Ignorant renters like you and irresponsible owners that don't manage their tenants properly are the only negative thing about this condo.

"Fantastic!"

My wife and I rented here for a year before we decided to buy the unit we currently own. It is a wonderful place to live and is a 2 minute walk to Walmart, Safeway, a ton of restaurants (soon Earls!! Yum!), and basically anything you could possibly need. Located minutes away from the new hospital it would be great for singles or couples that work there. You are just off the deerfoot and then the soon to be done ring road will open access even further. Next, security is amazing in the condo now too! We recently had cameras installed and all access to the building is controlled by a FOB system. In our last AGM, the accountant mentioned that South Pointe has one of the healthiest reserve funds he has seen. Also, since we moved in we have had only 1 special assessment and this was for the security system installed. There has not been a single increase of condo fees either! Budgets are balanced and the complex is in immaculate shape. I think this is a fantastic place to live and attractive for all people looking. Whether it is to rent or buy. Seniors, first-time homebuyers like we were and anyone that loves to walk to the places they need to go.

Yes, in 2013 it was great. Current day status... not so much. Don't breathe the wrong way, or even the right way for that matter - because someone will accuse you of something and you will be sent a fine with ZERO evidence of wrongdoing.

"Management hell"

Good: You can walk to do almost all of your shopping. The BRT stop is 5 min away, Easy access to Deerfoot, 22X Barlow, 52nd. Condo fees are high, but if maintenance is being done any problems should be covered by reserve fund. Only one murder here so far. Bad: Built by Pointe of View, do not hold their value very well. Don't buy here if you want to make any money. More condos have been built in the area so supply is high, lowering the value of all other condos. All you can do is try to limit your losses. Condo board is arrogant, slow to act, unresponsive to owner needs, and inconsistently punishes units. Rules are enforced for some units, but not for others. Bring it up, and you'll get fined. If you live here, make sure you're on the board or friends with someone who is. Otherwise, your life will made difficult. Many issues with vandalism. It took over a year for residents to be kicked out after starting fires, spraying pepper spray, smashing bottles inside, vomiting in common areas, screaming in the parking lot at night. Cars were being vandalised in the parkade and the board refused to deal with it. The biggest negative of all the management co - Condominium First. They are a joke. The rep there responsible for SP - Debbie F. - gets angry when you contact her, does not return calls, has little knowledge of her industry, and is frustrating to deal with. Her mistakes will cost you $. Even the accountants can't keep track of the money you pay to them.

That sounds like my experience, and I'm still trying to get out! Debbie is terrible and the board is incompetent. They won't deal with anything unless the problem is so bad there's an uprising. If only they cared enough about residents other than themselves to make south point a decent place to live!!!!!

Good news, there is now a new community manager. The good points about this complex is that condo fees are probably the cheapest you will find and it has a very healthy reserve fund.

Agree, terrible condo board. They like to give fines and we are ownders. You are not alowed to store bikes or have air conditioners because it makes the outside look bad and the place is soooo hot its terrible in the summer. No on is availalbe when you have a concern. They do not give fines for noise bylaws and some tenants blare their music so loud. The neighbors make the buildings not the condo board.

Not sure if anyone who's posted attended the AGM this year, but the financial guy said we have one of the healthiest reserve funds in the city - plus, the owners at the AGM gave the board a standing ovation for their work in 2011 (especially with all the CF issues) and voted in favour of keeping them all on this year's board; so while there are issues, it's not all bad.

Board member here, I Love our complex and agree that there are things that need to be improved. The new security system is awesome!! The board doesn't hand our fines for fun, we are trying to make our condo amazing to live at. We will hand out fines to people destroying our investment and not following the bylaws. This is shared living space and we have to keep the entire complex in mind with every decision. We are a volunteer board so PLEASE JOIN if you have problems with how things are run. I spend countless hours a month trying to help with the things the board handles. If you have problems with the way things are ran, take matter in to your own hands and experience what we as a VOLUNTEER board has to deal with. I doubt you can find many other condo complexes that have our low condo fee's, healthy reserve fund and BALANCED BUDGET! This is like running a business and if you took the time to look at everything we do, I doubt you would be complaining. Also, if we don't see or hear about things how can we deal with them? If there is music blaring, let us know and we will try our best to solve it. Once again, last year no one stepped up to volunteer their time to the condo. We have lots of space so feel free to join. For myself and my Wife, we LOVE living at this condo! The security is fantastic, the location is perfect and we can walk to get anything we need. Love it, low condo fee's, great maintenance schedule, and a great new security system. Can't ask for much more.

The board can't issue fines unless you've broken a bylaw, so if you think they're wrong take a read of the bylaws to see if it supports your side. I know fines for things like bikes on balconies or air conditioners happen at other condos too, but that's because it's against the bylaws (we automatically agree to abide by them when we buy a condo) - so be mad at the property developer who put those in place when they built the place, not the board who's main directive is to govern by the bylaws.

I am surprised by these comments. Upon buying I researched this complex and found that they have a healthy reserve and they are keeping with the upgrades. I am told that condo fees are not going up again this year, which is twice this has happened in five years. From my research this is uncommon for condos. Based on my research the condo fees are some of the lowest in the city and I only bought in November of this year. I like that they the Board holds people accountable so that the complex does not look like some others around. For the age and size of this complex I am very please. The Site Manager Laurie was also quite helpful to me. As an owner I am pleased and do not agree with this haste.

I love my condo here. Everyone in the building is kind and have meet several people around the building. The people next to me even offered to babysit my new puppy during the day while I am at work. The condo board does a great job and I wish to join in the future. Because of the board and management we have one of the strongest reserve funds out there! Also Laurie the on site lady is always very nice to talk to and deal with. Could not have choose a better place to live.

I lived there for 5 years and experienced the murder, renters letting their dogs do its business in the hallway, puke outside the doors every weekend, some condo board members that NEVER followed their own rules but punished everyone else etc... I was an owner, my boyfriend stayed over, parked in the vistor parking and he was threatened with getting a ticket and towed.... he was a visitor NOT an owner. Thank god I sold and got the heck out

Lived here for 2 years, only 1 complaint, and that is getting a 250 dollar ticket when I was 10 minutes past the 7 oclock requirement for the underground parking cleaning. I work out of my house and was unable to be out as I was on a conference call. The cleaning company wasn't on site and my truck in no way hampered any cleaning. there should be some lee way on this. I can absolutely understand if they were already working, but they hadn't even shown up. Seems like a pretty good money grab. Other than that I enjoy living here and everyone I have met is great. The doors to the elevators need a good paintjob though, looks a bit ghetto when you go to the elevators. And yes I have requested this be done twice in the last year. Owner by the way, not a renter.

I'm an owner as well as a past board member. I purchased during the pressuring time of it being a seller's market in 2007 and have lived here through the chaos prior reviews have alluded to. It is because of the board we have who makes swift decisions and takes a hard line that I can proudly say this is a great (and calm) place to live. The board implemented security cameras, fob entry, part time cleaners and a property manager on site. All that coupled with a strict fine schedule to address bylaw infractions is exactly what it took to address the above negative scenarios that existed here. Condo by laws are public and available to purchase to review before you purchase or rent here. Do your research and read them before you buy/rent. If you don't like rules, condo living in general is likely not for you. If you don't like our rules, this complex is not for you. If you are thinking this is a way to make quick money and be a lax/absentee landlord, then this complex is not for you. If you are wanting to rent, do your research and ask about condo by laws as well as the lease. It is very different living in a condo compared to renting an apartment and yes it is an adjustment to live somewhere where rules are actually enforced. But I'd rather this way than live somewhere where garbage on balconies was considered acceptable...also if interested, I advise folks to look up the Broken Windows theory before they judge enforcement of our by laws. The board is made up of those who are fiercely committed to protecting their (and therefore your) investment, peaceful living and resale value. Their job is to enforce the bylaws and they do so very well. It's volunteer, a lot of work and a very thankless job. Year after year, hardly anyone volunteers to be part of it, and a small portion who do quickly quit after they find out how much work it actually entails and how being on the board doesn't make them immune to fines or provide them special treatment. I'm grateful for the peace the changes by the board have provided and if their attitude prevents folks from moving here who would disrupt that peace then so be it.

There has been a sign missing on the wall outside the elevator on the fourth floor outside the elevator for almost a year! Hallway walls are in bad condition! First floor apartment on way into building has ugly dead plants around the perimeter of the deck. Is this the high quality of maintenance and rules enforcement you are speaking of?

It's not as simple as "following rules and you won't get fined" as someone above said. I was an ideal resident at South Pointe for the last 3.5 years - I was given a "vomitting in the common areas" fine, that wasn't even me... based on "misinformation". If only the real world worked like that, where you can wrongly accuse someone of something so disgusting and get away with it. They dropped the fine - doesn't change that it's turned into the hood. I was one of the only people that actually cleaned up the hallways and kept common areas free of garbage (including a condom once, yep!) - this management company is TERRIBLE and the condo board is useless. LOOK ELSEWHERE BEFORE BUYING HERE AS YOU WILL BE VERY DISAPPOINTED. Don't even get me started on the lack of parking and elevator constantly breaking down. Plus side... it was quiet. Most of the time, until the neighbours downstairs decided they really liked S&M and yelling things like "help! No stop!!" repetitively, so it sounded like someone was needing help... the cops discovered nope, just a couple that likes to role play sadistic fantasies... awesome.

Yeah this healthy reserve everyone talks about... where is that as far as the books are concerned? Last post on the bulletin board that I saw, they said there is simply no more money to fund anything additional in the building. It's all a joke and they're all assholes to deal with. At least Laurie was helpful when you contacted her, and pleasant.
