"10 PRESTWICK BAY SE,

Tremendous decisions have been made by the board we elected!Some decisions were hard to make.Many meetings between all involve resulted. All decisions are not going to suit all. There are 376+ FAMILIES affected. Who likes rules? This complex is exceptionally well run. I am THANKFUL that we have a $30 fee for moving as many have no respect for the damage they cause. The condo OWNERS would pay for it in a monthly condo fee increase. I am NOT on the condo board. But we all need to take our turn & attend the annual AGM where you can vent or praise. Keeping junk and old chesterfields is fine on your balcony if you want your complex to look like a dive. I don't so keep only my patio related items there. Surely you know that these kinds of rules are good for our property!!! As far as security goes improvements are being made as I write this. There are security cameras at each main entrance to each building as well as in all elevators and the underground parking. There is a 3 year plan underway to increase security. As an owner I am happy with the security and will give an excellent rating when the plan is complete.

"just moved in and $500 in
fines??!!"

I just moved in in 3 weeks ago and had to book elevator twice to get everything in as I work odd and long hours. well to my surprise I received 2 sanction letters from simco management each for $250 for running over the allotted time for the elevators ( which was on a sunday 1st time done by 6:15 second time done by 5:15). Wow what a way to say welcome to the building! I understand condos have their own rules but not even a warning!! I emailed simco stating they should have one more line added to elevator use instructions stating of a fine if running over allotted time as I am sure I am not the only one. When simco was contacted about this she said she was in contact with board members about the appeal and she said fines would stand... personally I don't think the appeal was ever sent in. she will not provide my landlord with the condo boards contact info so that we can be assured that the appeal has indeed gone through... my landlords are great people and I love the place, but next sanction might push me over the top to move out. was really excited about this place but in reading all the horrible reviews of similar incidents, has kind of killed the excitement.

We have owned a condo in this complex and have never had a problem. The biggest problem are the renters and anyone who leaves cigarette butts all over the property

"Another Unhappy Tenant"

Very Nice units. They are nicely designed. However, the management board is a joke. Insane fines are put in place of any minor infraction. Today I got a note on my truck (from the management) that because my pickup truck sticks out a foot from the pillar, I can no longer park underground. However, I would be fine if the sewer pipe wasn't causing me to park a foot from the concrete wall. Doesn't make sense. Every truck in that parkade sticks out. This is Calgary Alberta, not San Fransisco. We drive trucks here. A lot of us. And now there is a fee to move in and out. To use for repairs and wear and tear on carpet and such. I find it amusing how they just spent a bunch of money shampooing the hallways right before winter.... Idiots.

I agree about the fees!!! Can only move at certain times- what if you can't do it in those times , oh well your fined!!Can't back into a parking lot - you get a nasty letter and won't get your visitor permit renewed... I bought this condo it should be my home not a prison with so many rules & regulations to follow .. if I only knew ..........

I wonder what percentage of people living in this condo building is disgruntled and complaining over trivial things - mostly that they don't want to follow the rules and rebel against being reined in when they don't follow the bylaws. Must be a small overall percentage. The rest of the people don't complain, they live happily and go to work every day. Appreciate your board members. They are doing all of this for you, the occupants. The tenants who complain: Give notice and move out - will be good riddance. The owners who hate it there: Sell your units. Many people would love to purchase and live here in a well maintained place where the board members are consistently strict to enforce the rules which are actually in place because the owners made it.

99% would agree with all the complaints! no one complains because nothing gets done. you are singled out by the grumpy old men who walk around if you complain. WORST CONDO IN THE CITY OF CALGARY. if inly I knew before I bought my condo! and yes I'm selling my condo... also for you to say "a small percent only are the complainers you clearly don't live in this complex I have never seen such a turn over rate on houses for sale. FROM PEOPLE WHO LEAVE CAUAE NOTHING CHANGES AROUND HERE

"Condo board president -
HARASSMENT!!!"

Hi All, I have been living in my unit as a home owner for approxately 5 years. I have a dog and he has lived with me the entire time. As all pet owners feel, my dog is like my child! He's is part of my family. Like others have noted on this website, this is now a No Dog condo aside from already approved dogs. This is because some owners/renters don't pick up after their dogs. I do. This week I received a letter stating that I allowed my dog to "defecate" on the property and there was a witness of this. Also that I had him off leash and a fine is coming my way. This is a LIE! I couldn't believe it! I have shared custody of my dog and he wasn't even at my place!!! Just yesterday, I walked my dog and he did his business far off the property and when we returned home, he was hot and we sat in the shade for a few minutes. To my surprise, the PRESIDENT of the board harassed me until I took my dog off the property in case he has to pee. He said I wasn't allowed to let my dog lay in the grass. He screamed and told me he would fine me of I didn't. So I picked my dog up and went inside. I will be taking legal actions. Enough is enough.

They sent me a threatening letter about an oil stain in my stall in the parkade, turns out they had the wrong stall, they didn't even bother checking or trying to contact me to chat about it, straight in with the threats and not even a proper written apology to say they got it wrong, terrible terrible board

They sent me a letter stating they will fine me if I don't remove garbage that the wind blew on my patio after a storm the day before. Absolutely crazy. It's a shame! I'm obviously listing my unit ASAP and will take the first offer. Sorry but I hope I sell to bad teenagers that keep this board busy so they can leave you others alone! It's not like these boards members can read these posts anyways...they are all way too old to even know what a computer or Internet is.

If you are an owner - DO YOU GO TO THE AGM?? That is how the board is elected - we the owners elect the members of the board. Better yet, it is a volunteer position. If you have so many complaints maybe it's time YOU went on the board and helped rather then coming to a site such as this and airing your complaints.

"More fees and fines"

Once again the Board comes up with a new charge and a fine if charge is not paid. I you are moving in or out, you now have to pay $30 for that privilege! Fail to register your move and pay this charge and you will find yourself on the receiving end of a $250 fine.

"HORRIBLE CONDO BOARD"

TEXT ISNT ALLOWING ME TO POST THE ENTIRE POST SO THERE WILL BE 3 DIFFERENT POSTS.... I own my unit and have lived here for 4 years. I love the area and I will never move out of this area! This condo building however, I can’t wait to move away from. The condo board is absolutely absurd. I must admit that it has changed within the past year but it's still horrible. Everyone can say bad things about the condo board and call names but what people really need to know are true examples of why this condo board is so bad.

Example #1 – NO DOGS The complex itself is very clean and friendly. I know most people like myself (first time home owner) bought simply to get into the market but also to have a little bit of freedom such as painting walls, laying down new floors, hanging photos and most of all…owning a pet! When I bought my unit, I was so excited to finally be able to own a dog! My application was approved and I got my puppy! He is amazing and truly is part of my family. My dog is near silent but will sometimes barks when other dogs cross his path or our unit door. I started to received countless threatening letters telling me that my dog barked “constantly” (yes…that is the word they used, constantly) and that if he didn’t stop, I would have to get rid of him.

Just imagine someone telling you that you have to get rid of a family member!! It might be just a dog to you but that dog is part of my family and is my sons best friend. I would completely understand if my dog barked “constantly” and was disturbing my neighbors however that wasn’t the case. Yes, I know…it’s easy to say my dog doesn’t bark as much as he is being accused of but I know he doesn’t because I was on maternity leave and was home with him and my son all day long while I was getting these letters!! Thank goodness that the letters stopped once I explained to them that I was home all day long and their accusations were so obviously wrong. Not long ago, in October of 2012 a letter was posted that the complex was now a “dog free” complex aside from already approved dogs.

. Their reasoning behind this is that owners do not pick up after their dogs and the complex is a mess which is not true. Yes, I’m sure that some owners do not pick up after their dogs and shame on them for that but it obviously wasn’t that bad considering the place looks beautiful and units are still selling. Not only are no new dogs being approved but we are not allowed to have a visiting dog. That’s right!!! My boyfriend isn’t allowed to come to my house with his dog for an hour or the board fines me $100.00!! That just doesn’t make any sense at all.

Example #2 – VISITORS PARKING The name says it on its own! The parking in front of the buildings are for visitors only and you MUST have a pass or you WILL be ticketed!! Each unit gets 1 visitors pass which costs them $50.00, a one time fee. You must also follow the rules stated on the signs in the front if the parking spot which states that you cannot park there for 48 consecutive hours or 2 days in 1 week. In those case, you can get an Extended Visitors Parking Pass. It’s a pain but everyone deals with it and follows the rules for the most part. Here goes my story...a family member of mine visits me once or twice a week. I give her my parking pass and she parks in the visitors parking. She is a visitor and NOT a tenant. I received a warning note under my door stating that a TENANT is abusing the visitors parking and that if it happens again, my pass will be revoked.

Needless to say I was beyond confused as I have an underground parking stall that I park in every day and I am the only person that live in my suite aside from my 1 year old son who certainly isn’t driving my car…I hope ;). I continue to read the warning letter and it has a license plate number on it that wasn’t mine. I checked with the people who visit me and found out that it was my family members vehicle that the note was referring to. At first, I was extremely irritated at this letter and then realized that maybe they made an error so I emailed the condo management company and let them know that the owner of this vehicle was not residing in the building and was indeed a visitor. They requested information about the vehicle to log. About 2 weeks later, I received a letter in the mail from the condo management company stating that I was in violation of the Bylaw and that my pass was no longer valid and if I didn’t return it within 1 week, I was going to be fined!!!!!!!

I can’t even begin to describe how horrible this feels! I explained time and time again that this person DOES NOT live with me. Why is it that a condo board member can decide that someone lives at the condo when indeed they don’t? Do I have to get a lawyer involved? I’m starting to think that is the only way! This just isn’t fair. How can someone accuse another and revoke rights without proof? Still waiting to hear back to my email…. Those are just two examples are there are more where that came from. My advice to any home buyer would be to do some research on the condo board before you purchase. Trust me, you don’t want to end up with people that think they can run your life!!

I also agree that this condo board is absolutely ridiculous!!!!! I have been an owner for 6 years with my unit rented out with several run ins with the board. They are quick to accuse and fine without any proof of violation. My tenant still has a dog....we had to register her dog and she has been able to stay. My understanding was that there was to be no new pets accepted? Some of you were asked to get rid of your pet?! My other frustration with the board is that we do not have the freedom to contact them directly! We have to go through Simco... does anyone know who the members are?

Oh I was just found out that we the occupant here at this condo can vent out our frustrations. Anyways I have been living here for over 2 years now and damn it is unbelievable that I was givin a notice under my door that if I will not clean the apparent oil spill in my parking stall I will be charged for cleanup, I went at my parking stall and found out that it was clean, I would suggest to whomever wrote that letter under my door to be careful sending out this letter because yah you guys are rediculous. oh I need information on how to get water to clean the outside wall of my unit,if you have an answer for that I would suggest to have it written and post it on all bulletin boards in the complex. And yah the only advantage of buying a unit in this condo complex is the location, nothing else.

"prestwick bay review"

I couldn't agree more with the last post. A few months ago this board tried to slip through a bylaw paying themselves a salary. It is truly pathetic to watch the president and his feeble old henchmen spying on anyone they think have violated one of their rules. Not long ago I saw one of them on their hands and knees in the parkade checking if people's vehicle registration had expired. I listed my unit a few days later. Couldn't sell it fast enough.

Hooray for the the Condo Board. They are doing a great job trying to keep the condos a nice place to live, no dogs, good decision. If you think this board is bad, I have lived elsewhere where the board was far worse, stop complaining, it's not an easy job. I imagine most complaints come from you youngsters, who do not like being monitored to live by some rules, if you don't like it, please move out, and not become a rebel. Mature people have more life skills than you youngsters, so back off. It's alot of work to be on the board. Thank you Board members and Simco Management, who we pay to look after our property, we should be more grateful. I am not on the Board.

I can honestly say I regret buying into this building. Not only have there been serious strucutural issues which have resulted in levies against the owners, but the board is horrible. The president and his "henchman" ( love this term from one of the reviews) act like they own the place and have no problems yelling and belittleing other owners. If you wanted to retire in a condo then you should have went to a seniors complex. The board also wants to make changes which are ridiculous, including paying to move in and out. They want to hire a security guard to monitor your move. Really? I have also not appreciated the president and said henchman banging on my door, and asking me to sign to approve said changes.

I am the person who wrote the appreciation letter regarding the board. I am NOT a member of the board, and never will be, but it is not hard to figure out the people complaining are a bunch of young rebels, who have not grown up with rules and boundaries. It is all done for the betterment of the condos. OK, maybe sometimes it can be harsh, but it brings me into line, and I respect they are trying to keep this complex to be a pleasant place to live. If it continues down the rebellious path, it will be a very low class place to live, which might be more fitting for rebels. Please, when are you going to grow up and be more accepting and respectful of the complex and it's Board, who have one heck of a job on their hands. Wonderful, to stop more dogs in the complex, and yes I am a dog lover, and would love one.

Board members should NEVER be paid. It is a volunteer position. If someone wants to get paid then they need to be hired as a Property superintendant or property manager and be hired by The Board as a contractor. Remember, board members need to be VOTED in. So if the majority don't like how things are going, then get these members out. If the people expressing their displeasure are in the minority ("Rebels" Ha!)then someone better get people who agree with the current regime to step up and speak up on this site.

"Great PlaceTo live"

The Board of Directors have taken all the necessary actions to correct the issues that existed in the complex. They have improved the grounds, improved the original lay-out, and have installed a security system in each building (not part of the original plan). The previous complaints are based by someone who does not have respect for their naeighbors (being fined for leaving trash on the balcony, how neiighbourly of him) The complex is located in a great are full of people who are proud to live there. It is located near to so many aminities, causing the area to grow and continues to be very very attrative to both families and singles.

I would strongly disagree. Living in this condo makes you feel like you spent a ton of money on something you don't really own and the condo board is full of people who don't have anything better to do than to watch your every move.

I would stongly disagree as well. The board is filled with individuals who spend their time patrolling the complex and making those who live here feel belittled. I have personally witnessed board members yelling at indivduals in the parking lot.

I also disagree; the proposed new bylaws will mean an OWNER cannot install any flooring other than carpet, cannot have any weights or gym equipment over 10 kg AND... the board members now expect to get paid for their services. Are they going to start doing inspections of units to ensure no one has these items in their units? I'm glad the special assessment work is complete, and security cameras installed but every time I see a piece of paper slipped under the door, I break out in a sweat thinking "what now?". I can't afford to live here much longer, but the current state of the market means I can't leave/sell either. The same goes for so many of the owners who are seniors on a fixed income, or single income families with children... Its a stressful place to live at best.

The visitor parking policy is absolutely ridiculous. Many condo boards do not patrol visitor parking during the day and allow overnight parking as long as the visitor's vehicle has been registered by the owner resident that they are visiting. How do we go about removing the current board? I'm afraid to let my name stand and cmapaign against the current board for fear of retaliation.

All this bashing against the Board must be made by mostly tenants, who are young and grew up getting their way in everything. Selfish and the me-me generation. There have to be rules where many people live together in one building. Respect is something the younger generation has never learned. These petty complaints will only harm the owners who invested in this building - maybe you are jealous and can never even afford to purchase a unit in a "bad" building like this, unless your parents buy it for you. Or maybe you do own a unit which your parents did buy for you. Rather fall in line and stop the negativity. Do your share and abbey the rules and bylaws. go to the meetings and show your face and then complain - not as an unknown unregistered entity. You are too much of cowards to do this. Also volunteer your time and replace some of the so called bad board members. Bet you don't even know the name of one of them. I don't live in this building but I agree with the rules that are being criticized by these people. Also vote out the Management company and appoint another if this one does not do a good job. As easy as that if the majority of the owners agree to it. Nowhere will these moaners find a place which will be to their liking.

Definetly do you research before buying a condo. This building was only about 4 yrs old when owners were stuck w a huge special assessment due to a leaky parkade that had not been built to code. One bedroom units were responsible for $6000 immediatly. Not only does this building have structural issues but I have been waiting to hear back from a condo board member for 6 months. They do not give out any contact information so you have to contact the management company who then supposedly contacts the board. This is absolutely unacceptable. The bylaw fines are ridiculous & are being demanded without any proof of violation. An example is a $300 fine for having a bag of garabage on your personal balcony or a container in your parking stall. There are no warnings, you are just sent a $300 fine. When contacting the board to discuss the fines they do not return calls (as mentioned above 6 months and counting). Does anyone have any suggestions here? Who can you contact if you have problems with your board? IS there anyone???

If you are disputing fines; check your condo bylaws. I live in B.C. where balconies are limited common space. We aren't allowed storage in parking stalls. (also what you describe about your board applies to us. We are to contact the Manager; NOT council) -- Our problems are addressed at the monthly council meetings; we can read the results in the minutes)

Yes, big issues! The board needs to be replaced. Everyone here hates the board, their old retirees who have nothing to do but try fine everything they can!!!! So many fines! I think they are trying to scam hard on garbage and parking!!! Just banned dogs too….

The board at this building is enough to make me NEVER buy a condo again. Like NEVER. As stated above, the board appears to be a group of retirees trying to build the perfect condo suited to THEM alone. I often think they attempt to annoy as many people as they don't like into selling. The funny thing is, some of the retired people living here that I've talked to think the board is nuts as well. Don't bother renting this property out either, chances are every single tenant you lease to will stumble over multiple fines and cause you more grief. Can't live here, can't rent the property. Would also be nice if they stopped wasting out money on speed bumps and alley gates. Oh and absolutely do not allow your guests to park in visitor parking without a pass (another $50 fee for the pass) as "parking guy" has devoted his life to the supervision of the parking lot, expect a fine. Coincidentally the property has what can best be described as "wandering gnomes" eying you at all hours of the day.

I have lived in this community for 3 years now, and I can't really add much more on top of what everyone else has said but..... Condo board members are all senile and deserve to be placed in respite. I'm tired of being watched by big brother. I own my property, stop telling me what I can and can not do. We feel imprisoned by the laws of the condo board. As much as this will hurt resell value for prospective buyers looking to purchase here, Save yourself the trouble - Do not buy any property by Pointe of View, or any property managed by Simco NOR Condominum first. AND, find out the age of the people on a condo board that you're looking at buying in. If the Median age is 50, keep renting, save up for a house, and be happy gangulanmonger@gmail.com

Just out of curiosity, what company manages this building? I'm wondering this because of the $150 key deposit.. my building does the same thing and I'm wondering if it's the same company running it. So far, I am extremely dissatisfied with this company.

I find it quite funny that all of these people who are complaining about the board don't get elected for the board if they don't like the current board members. I live in a condo and the board is great. You elect them in to make the right decisions on your behalf. If you want to complain, get on the board. I bet you all of the above people have not even been to an AGM meeting before....All they do is bithc and complain. Regarding the bylaws, if you don't break the bylaws you will not be fined plain and simple. The bylaws are there for a reason...Too many morons commenting....

regarding that last comment, I would say that it is obvious that you are a current board member. I agree that any violations should be treated with absolute respect send them warnings first and then apply what is said in the by-law. and also saying that too many morons ore commenting, well look at yourself carefully because maybe you a moron yourself.
