"Normal Condo with Regular
Issues."

This condo has the same issues as every other condo in Calgary. They are slowly getting better and better at managing.

We recently moved into this building. There is too much Structure & Pipe noise when the temperature changes or winds blow through the building. In addition the are no Sound Rules in this building. Sound Systems are so powerful there is Vibration. We can hear the Rebars shake every time the neighbour underneath turns on their Ceiling Fans. We have heard comments the Value of this Building has gone down. Some Owners are selling at a loss.

Completely inept staff make for a pretty terrible living experience. When leaving and returning our walls to the original colour we were repeatedly told the wrong colour, which cost us nearly $100 in unnecessary paint. Stingy with their parking passes, poor communication, and unable to meet any construction timelines.

"So badly managed my unit

I own and presently live in the complex. I purchased three years ago and have watched the building go down hill ever since. When I purchased they had a concierge that was pleasant, professional and a joy to have on site. They now have nothing except grumpy ill mannered and offensive employees that have ruined the feel of a once we'll run building. I take refuge in my own unit because enjoying any thing like the patio is more trouble than it's worth. I walk from my unit to the parkaid because trying to use the only amenity means using a broken door that's been damaged since my original move in in 2012. The amenities realtors speak of do not exist and the business center is used by westcorp employes. The sense of entitlement with the management is out of control. They have taken trash containers away from the public while installing ashtrays and garbage cans outside the front entrance so that the CUSTOMER CARE LIASON can smoke. I recently called the property manager to discuss an ugly incident I had with one of her employes and it was like talking to a child. When I asked her the name of her superior in Edmonton she hung up on me. I enjoy my purchase but shudder at the thought of the management that effects the value of my unit. westcorp has retained or have been unable to sell so many units that they maintain all voting control and monopolize the daily operations of the complex including the placement of inexperienced managers and staff. .

I second allcomments,Westcorp's management is suck. The Edmonton's supervisor is Keenan Chow his email is kchow@westcorp.net. He is a self selected director of our condo corporation. You can complaint, but I doubt it will get you anywhere

Do not expect to get your damage deposit from Westcorp. I did not get my back. My advice is to avoid Westcorp. Make sure they don't take you for a ride with your damage deposit. The quality of the workers in London at Heritage are very low, they are very arrogant, irresponsible, rude and loves to over charge. They are very good at that.

I disagree with the comments above... the staff at the management office have always been accommodating and work through issues that I have. The AGM is where a lot of other issues seem to have come up but either were currently being addressed and on the list of things that are being taken care of. I love the location, the fact the ctrain is a few minutes walk, Save-On foods fresh kitchen and excited about more shops and services coming in off Macleod... seriously! Not sure what some of you are complaining about. I love this place! To each their own I guess.

Why wouldn't people complain about not getting their deposit back if left Undamaged? o was to go look at this building this week and won't be now. Poor management is why I am leaving my current building. Was great for the first few years then new self entitled management came in. Not looking to deal with that again.

The property management sucks.. This person loving their service perhaps is an employee... A truck was stolen last night from the parkade and was left in one corner the following morning and guess what the Manager says???? I cant do anyrhing, just report as it happens to the security guard.. Lol.. Really??? Asked what they will do differently to avoid another thief from stealing, her answer is again nothing BUT.. She will make an incident report.. Lol.. What a shame, its not safe here at london at heritage in calgary.. Potential buyers and renter, please think twice...

"Don't rely on your
Security Deposit to be
refunded"

Don't rely on your Security Deposit to be refunded upon returning your apartment to Westcorp, Coolife or Executives Suits. This is "how to" get your security deposit back 100%. You have to post one star review on google+, Yelp or this website. Westcorp will contact you immediately and you get your deposit back. Simple and effective. See Jessica Edwards's review, she got her security deposit back, you can do it too. If possible I would rate them lower. The rent they charge is absurd given the number of disruptions you will have to deal with. The worst part about them is the way they take advantage of you regarding your damage deposit. Anyone who scheduled to move-in should demand to see the "Move out Checklist" in order to avoid being charged for additional cleaning (which I am still not convinced happens). The move-in and move-out inspection form is not the same as this checklist and does not note some of the more bizarre expectations such as taking the stove hood apart and cleaning it. I actually left a number of items cleaner than moving in yet was still charged almost $150.00 for unspecified cleaning.

I was pressured to speed up my move-in inspection and it has cost me. Remember, they're more than happy to take their time for the move-out inspection so they owe you the same diligence with the move-in. I guarantee they will be petty with their move-out list. For an example of what I had to deal with, here are some of the things they held me responsible for: light dust on blinds, dust inside an inaccessible light fixture, grease spots behind the stove that were present when I moved in, film on portion of windows that is inaccessible. I was also told that if I produced a receipt stating I had the carpets steam cleaned I would not be charged for additional cleaning. They then proceeded to charge me $250.00 Overall my number one piece of advice is to avoid Westcorp like the plague. Barring that, make sure they don't take you for a ride with your damage deposit. Share this info with your friends.

Agree. I did not get my security deposit from Westcorp too. They are not accommodating when it comes to moving out of the building. There is a reason why they have so many units available and such a high turn over rate...

People commenting on the security deposit issue should read the Alberta Residential Tenancies Act (http://www.qp.alberta.ca/1266.cfm?page=R17P1.cfm&leg_type=Acts&isbncln=9780779737925), especially Part 4 on security deposits and Part 2 on obligations of landlords and tenants. In fact, the entire document should be a mandatory read for any tenant. A landlord can't deduct from the security deposit for normal wear and tear, deductions can only be made in accordance with conditions agreed to by the tenant. Like others have said, make sure thorough pre and post inspections are completed and signed off on by both the landlord and the tenant, and read the rental agreement for any "fine print" regarding deductions so there are no surprises later. By the way, do you know that the landlord is required by law to put any money collected as a security deposit into an interest-bearing trust account, keep records of interest accrued, and pay the said interest back to the tenant? I am also curious to know if after all the complaining on this site about the horrible business practices by Westcorp anyone has reported them to the Better Business Bureau.

"Absolutely terrible !"

We stayed at this building for two weeks during Stampede week. We rented furnished apartment. Four times we met police cars making arrest during our short stay. We also met some heavy make up, scantily clad young women in escort service. We would not return to this place.

"NEVER AGAIN - STAY FAR
AWAY"

Rented for one year, would never rent an unit here again. Poor management, always dirty (walls, floors, inside and outside). Extremely expensive for NOTHING to offer. Security people never there, or always on the phone and even scare about dogs, so you can see it is just a fake security. Noisy, you can hear the train, the CT train, the construction all around. no parking at all, you pay for parking, for utilities, for everything and you don't get anything back. Turnover in the office management is high so nobody never knows what happened when you moved in. HORRIBLE PLACE, EXPENSIVE, DIRTY, POLICE IN THE BUILDING EVERY SINGLE DAY. STAY AWAY IF YOU CAN.

"TOO GOOD TO BE TRUE!
BUYER BEWARE!!"

STAY FAR FAR AWAY FROM THIS BUILDING!!! You can pay way less and get twice as much from a building. They do not mention that their is constant construction happening that starts very early in the morning. They lack security presence. When asked about a damaged vehicle, the 'cameras' were not working. They do not have amenities and say that they are coming. Also their underground parking...park on the fourth floor and you'll find your vehicle stained with mineral water marks. When asked to find a resolution to this issue, the building management suggested that we should use CLR over our vehicle. They fail to tell you how visitors can park. There is absolutely no space for visitors to park and if they want to stay past 8am, they can not park across the street. Do not try and shower from 7-10 pm. The hot water is not optimal at this time. Do not bother filing a noise complaint, they will not act upon it. If you would like to take your trash out, remember that this building did not instal garbage chutes. You need to walk to the opposite end of the building and throw your garbage into containers that may have space. You can rent for much cheaper and get a much better. BUYER BEWARE!!

Really BAD BAD BAD option. Expensive, nothing to offer, door at the solarium is broken and they even don't care. Hall always dirty, Lots of renters so property is a mess, you can see papers in floor for months that nobody takes it. ATTENTION: Inspection to move in is in 5 seconds to move out in 30 min. Really unfaithful management group. Just want your money for everything but they don't have nothing to offer. Police in the building EVERY day. Stay away if you can.

I have to say, I've owned in the Dominion tower for quite a while and lived there for 3 years and have not had one problem.Our renters before I lived there never had a problem either. I think people need to chill,you are renting in a condo complex, if you didn't expect the odd police call once in a while or fire alarm pulled your kidding yourselves, the majority of people that have posted on here are disgruntled renters and are probably the ones who have left. People need to remember that no one ever posts about the good, only the bad. So take that into consideration when choosing to buy at London. I have never heard my neighbors, not even once. I have never felt more safe than living here. Security was always friendly and though I've never had to file a complaint, I have had to get my fobs replaced and management has been so kind and easy to deal with. I do understand that the South building is majority renters and Westcorp needs to hold their renters to the same standards as they hold the owners. Our utilities average $65 a month and we service our units regularly and everything functions perfectly. The trains are indeed loud, but eventually you'll tune out the sound. There are a lot of pro's to living in London, especially Dominion tower. The c-train is within walking distance as are grocery stores, restaurants and the malls are a short train ride away.

"The exception, not the

Just like in business or politics, when something goes wrong everyone jumps. When things are without issue, nobody hears a thing (including compliments). It is important to note that a lot of these complaints are the exception, and not the rule. Sour grapes usually lead to good internet rants, but you should always take them with a grain of salt. I have owned a unit here for 5 years without issue. I repeat, without issue. Noisy? The building is concrete. People can yell, scream, etc. and it's unlikely you will hear them. The only time you may hear something is if someone in an upper level with hardwood floors drops/drags another hard object on/across them. As far as the train goes, yes, there are train tracks nearby (that pass by and impact thousands of other Calgarians). FYI - it's only "loud" for about 20 seconds when the main engine drives by. Warranty issues? Zero. General maintenance? Westcorp regularly shampoos hall carpets, re-paints walls when needed, and cleans the parkade twice a year. Appliance issues? Not me. I also don't see how this is Westcorp's fault. Take it up with the manufacturer. Safety? No issues. There are security guards because every apartment complex should have them. For two towers with approx. 400 units each, I'm willing to bet it is just as safe (if not safer) than any other community in the city. The Calgary Police Service even has a map of crimes to prove this... look it up.

I see a lot of reviews/comments from people who are speaking in hyperbole, have problems communicating in an effective manner, and are clearly bitter because things didn't go exactly as they had wanted them to. Blowing things out of proportion only ruins the credibility of your comments.

Hehehe, he has owned condo for 5 years and sold it. Good timing. Go and talk with real owners if you find them, Westcorp was not able to sell condos and now renting them for ridiculous price, it is a dorm as about 95% of all condos are rented.

I live there and have had no problems. I had a group of youg 20 something's living next door who were having a loud party. I could hear them when walking by their suite. But when I entered my suite I couldn't hear anything...not a sound. No sounds at all ever except for the train. If you have a tv on you can't hear it. I can name almost every security guard. There are no cameras in the building or parade but they do rounds. I admit the office staff are not helpful as it took me 5 attempts to get a few minor repairs completed. Visitor parking is ample underground as well as a few spots out front. Hot water needs to run for awhile as the suites have insuite demand hot water. Construction was obvious and they work business hours.

There are cameras in both buildings. Just look at the ceilings. Call police and ask how many calls they have every week from our buildings, you will be very surprised. Almost every day there is something either break-ins, theft or assaults.

"Farewell, I am sold my
suit"

Farewell, I am glad I sold my suit in this building. My realtor told me be patient as it will take time to sell. This building almost 100% rented. People having drunk loud conversation at 1-4AM. Let alone vomit, garbage on the floors.This building has LOTS of plumbing problems. There is so many issues with this building, cracking walls, windows. Complaints get unnoticed, evertime I visit Westcorp office I see new employees. Geez, I could go on and on about this f****d up building. Stay the F away from this place. IM

"situation is ridiculous
and smells fishy and very

I have come across some of the worst – the notorious breed of builders and developers during my long carrier. They are like car salespeople but mutated beyond the realm of humanity. They have developed (pun intended) the ability to bypass their conscience to amass wealth by unethical and devious means. They have no qualms about making false allegations and malafide claims to extort others while refusing to acknowledge bona fide claims against themselves. Westcorp is the perfect example of this notorious breede Three of Westcorp employees controlling condo Board, they have majority, their friends taking other two seets. Westcorp employees decided the Westcorp will be a management company of London at heritage condo complex. Westcorp employees decided how much vino owners will pay fees to Westcorp. AGMs are jokes due the fact Westcorp has proxies from about 170 condos. Condo owners cannot overcome this quality. Condo Board is not transparent and does not provide requested financial documents. Condo owners suing Westcorp as a builder for not fixing warranty deficiencies, Westcorp using condo owners money to defence itself. All this situation is ridiculous and smells fishy and very much fraudulent.

Condo fees are so high because those Westcorp employees indeed decide how much condo owners should pay to Westcorp. Nothing get done, all complaints get unnoticed, indeed Delcine Enns, Condominium Manager, gets mad at you if you follow up with her. I have seen a few walls, they are cracking as well as windows. seems like the foundatin is moving down, price very expensive. Indeed - BE AWERE PEOPLE, IF YOU DON’T WANT TO GET A REALLY BAD EXPERIENCE DON’T GO THERE.

Another issue ppl mentioned, Westcorp employees entering condos without asking tenants. No calls, no notices, nothing. I have encounter this too, Westcorp administrator entered my condo and I would not even know, if not my boyfreind happens to be at my condo. Delcine Enns, she is Westcorp site manager, just laugh at my face once I approach her. She said I can complaint whenever, she does not care since I would not be able to prove it. Ridiculous, and I am stuck by the contract. Do not rent at this place, this place is very bad.

I also own a unit in Dominion have rented it out and lived there myself for the past three year. I have never had an issue with anything. Security has been great, as far as noise goes, I didn't even know who my neighbours were in the three years i lived there as I never heard them and never saw them. As far as location goes, it's great that it's close to so many amenities. I think that owners need to be selective when selecting tenants. I also think that Westcorp should be held to the same standard when renting out their suites as well.

"Be aware people, dont go
there"

Every time you go to the office to report something, you get the same, crap and ****, and then you end up waiting 4 months, to get something fixe, then the maintenance gay person give you a lot of shit, he goes doing just mickey mouse, in fact the place is a real night mare, cleaning is horrible, dog poo everywhere, appliances brake every time, and you have to wait 2 months to get it fixe, give me a break, then you cant go to the office to ask the status of your maintenance because the manager gets mad at you, some of the walls are cracking like the building is sinking down, price very expensive for the rent, heating is horrible, BE AWERE PEOPLE, IF YOU DON’T WANT TO GET A REALLY BAD EXPERIENCE DON’T GO THERE.

Westcorp does not respect the law until you challenge them at the Court. One family doing it right now (not fixing warranty deficiency) - Philip Milroy the president of Westcorp 1) deny all allegation 2) then agree with his wrong doing because of provided facts 3) Confirmed that Westcorp was not right and should have fixed all warranty deficiency, but failed 4) Westcorp using Condo Corporation funds to defend them at the Court, my friend lawyer told me that Westcorp already spent about $120-$150K of condo owners money and it is counting 5) Condo fess goes to Westcorp, but Condominium Property Act stated that all condo fees must go to actually Condo Corporation bank account, Westcorp does not care as Westcorp controls Condo Board by majority. 6) Condo fees are ridiculousnessly high, because Westcorp charge managements fees, administration fees + other hidden, does not pay condo fees for all units it is own - just check the Balance sheet - it is black and white: Condo owners at London at Heirage pay about 3 times more admin/management fees compare with the industry. 7) Due to unethical and unprofessional actions of Philip Milroy, Jonathan Milroy, condo owners are loosing bunch of $$$$. I already sold my place at www.ilikelondon.com, I regret very much that I bought it first from the most fraudulent company - Westcorp

"Nightmare Towers - Live
like you're in Hell"

I've lived in the south tower for 2 years and have had nothing but issues. I feel horrible for the maintenance & cleaning staff who have to deal with all of the issues here. I too have experienced garbage & cigarette butts thrown onto my balcony and there is often garbage, butts, shit and anything else disgusting you can think of in the stairwells, elevators & parkade. The poorly built plumbing and heating systems cause flooding. The cabinets need to be replaced. The parkade doesn't drain water properly and the overhead pipes leak water. The constant construction causes massive dirt, dust, noise & traffic issues. On top of everything else, the trains are annoying. Oh and their big selling point for buying here was how quiet it is. It's bullshit. I hear the person above me and both neighbours on either side of me. Live like you're in london - seriously? People in london live in flats, not high rises! It's a scam so beware buyers/renters/whoever you are!! I'm supposed to check off who I recommend these building to and my answer is no one! Unless you are a 20 year old punk who enjoys living in filth.

Oh and to add one more thing - the parking is a nightmare. If you have a visitor you have to walk your ass over to security at the other building to get a pass for them and cross your fingers one of the few outside spots is available or you are shit out of luck because parking anywhere else will get you a hefty ticket! And they are nazis about it, believe me! Why are there no suitable parking solutions for guests or secondary vehicles this long into the project?? And it's only going to get worse. It's like living downtown, without having the benefits of living downtown!

Agree with the comment above. Westcorpcame from Edmonton to Calgary for one simple reason - make profit. Philip Milroy president and WestcorpCEO commits fraud with condo fees, Philip Milroy steels money from condo owners. All condo fees goes not to Condo Corporation but to his company. Management controlled by Philip Milroy and does nothing to help condo owners.

200% agree with all comments. But you should now why Westcorp builds sucks building and provides poor management. Because overall Westcorp a poor company to work for as I worled there. The corporate values posted on the wall are nice, but neither the owner nor the management follow them. Many trades have not been paid, or has taken months to issue payment for legitimate, completed work. There is a high staff turnover due to the unrealistic workload pushed onto the front line employees, who have to deal with the backlash from residents and tenants when the continually changing policies are implemented. It seems the most happy people at Westcorp are mid-level managers who desire to work 60 to 80 hours a week. This is not a work-family environment- you can expect to receive work related emails all hours of the night. I have heard directly from a VP that they like to push employees and contractors to their breaking point to ensure they are getting the most for their money- usually people end up quitting instead. There was an anonymous online corporate survey recently completed, so employees could give feedback about the management to try and figure out what is wrong with the company. It was supposed to be anonymous but somehow the managers knew exactly who had not yet completed the survey... Coincidentally there was a round of dismissals about a month after the survey was complete, most of them for no apparent reason. Teamwork is poor- people in the same department at the same level will help each other out, but as soon as "manager" is in the title, they are in another world, with everyone below them not worth their time at all. Holidays, personal days, overtime, etc. are the bare legal minimum and nothing more. I don't know about the potential for advancement as it's not a company I would want to be professionally affiliated with. The lack of corporate ethics and disrespect for the employees makes Westcorp the least desirable company I have ever worked for in 22 years.

She basically repeated to me the same things: Westcorp has a high turn over with staff because top Westcorp managers lie to employees, lie to tenants, mislead condo owners. This entire firm ( ilikelondon.com )has proven to be disorganized, unprofessional, has poor communication skills and unethical managers. Our latest experience today was horrible and lacked any professionalism.I just complained on Westcorp tenants, they are very noisy and smoke drugs. Jenn (Westcorp empoyee ) was very rude and displayed a horrible attitude.Because it is Wescorp's (a builder's company) tenants she does not want to do anything. Her behavior was unacceptable and I told her she needed to show some professionalism and that I would be contacting her boss on Monday! "Just go ahead and do that!" was her reply.

A very well know fact ilikelondon.com is a big myth. Just beware and stay away! I remember Wanda Bone, she told she disagrees how Phil Milroy (Westcorp) operates as the builder and as the management company of London at Heritage, but she can do nothing as she needs work. I would recommend this condo only if I want to penalize someone!

I am renting it from Westcorp, but it does not give them the right to enter my condo without asking. Do not rent here, find another place. Very noisy place with really bad management.

Was considering to buy a condo, fortunately found this website and met current condo owners. Very scary... From London at Heritage Newsletter | February 2014 We have received a number of complaints about residents throwing items from their balconies such as bottles, cigarette butts and dog feces. When you are out shopping, please store all shopping bags in your trunk, out of sight. About 90%-95% of all condos are rented to low class, it is like a slam. Condo fees are up 50% in the last three years and going up. Cigarette butts, dog feces, thefts, renters and high condo fees are biggest issues at London at Heritage. On top of it Condo owners suing Westcorp for entering their condos without condo owners permission. WTH???!!! A lot of original condo owners already sold their condos, I will buy somewhere else.

Complained to Connie McClement, she denied wrongdoing, but mentioned that 85% of condos are rented thus someone from renters might have a master key.

I get no hot water for 10 mins in the shower, I have had visitors I have not bussed in the building in parade leaks water from ceiling pipes my truck has permanent burn spots they refuse to do anything! I also believe that the maintenance mgmt come into your suite to look at it. The security changes everyday or there is never anyone at desk. Lots of issues

There are bits of paper on almost every floor in the hallways There was recently a fire on the 9th floor and their best excuse was someone flicked a cigarette butt off of another balcony and THAT started the fire... personally I don't believe that, but it could be true I don't trust my neighbors or the building management in the slightest If there are repairs you need done good luck! If your suite floods because of someone else's screw up expect to be put out for AT LEAST a month And prepare to go to court if it was done by a contractor westcorp recommended All in all the suites are nice The location is good but the tenant experience is complete and total sh*t

Westcorp"

Eventually I `ve sold my condo, it was tough. A lot of people know that this ilikelondon fairy tail is a big **** as a lot of condo owners are stuck with many diff issues ,but not evryone knows that some condo owners started legal action agaist Westcorp and Condo Board and it was one of the main reason why my condo was on the market for so long. Condo owners clamed that Westcorp was not willing to fix deficiencies reported to the builder during warranty period. Koodoos to owners who found time and money to teach a lesson the ******** builder. Good luck !

Without asking condo owners Westcorp has picked itself to manage this building thus we pay condo fees to Westcorp, but get nothing in return. It is illegal, but condo owners cannot change it as Westcorp controls the Condo Board. We should stop paying condo fees as we are not getting any service. Westcorp staff is busy renting Westcorp unsold units and not managing this building. Condo owners are subsidizing Westcorp by paying condo fees. Nice ... I have stopped last week at the office and see all ladies are VERY busy with renters move in and out, so they do not have time to even talk with Condo owners about existing issues. Agree with all comments here: about 95% of all units are rented, some renters are very strange, my neighbor had to call police last month. Very disappointing quality of the building: flooding, electrical and other issues. Westcorp go back to Edmonton! Stay away from Calgary’s ilikelondon.com!

Worst place to live ever! The construction is sporadic, they do not let you know when it's going to take place etc. The car port, which you pay for, is dirty and dusty thus your car is caked in dirt no matter what. My car has also been hit now 3x's since construction has started!!! Every time I turn around they are eliminating "free" outside parking adding new "no parking signs". The women in the main office are old and grumpy and do nothing more than quote contract laws opposed to showing and decency or understanding for human need. Our walls in our condo are cracked, our front door no longer shuts properly and our kitchen light fixture has fallen from the roof due to the constant "pile driving" activities taking place less than 300 yards away. This is not a good place, the management is poor at best, there is no consideration for the peoplet hat live here by the contractor, owner or management staff who all seem to be in their late 80's, thus so set in their ways they are not open to any idea, opinion or understanding outside of their own thoughts or beliefs. What originally seemed like a good idea has gone to pig wash. And avoid Susan at the front desk, she's a blood hungry profit monger.

I've sold my condo too. Westcorp turned ilikelondon to a hostel.Agree with other reviews, quality of the buildings are very poor, lots of complaints, sh@ty tenants. Property management busy with renters not owners. Cindy Ritchie (property manager) has never returned any of calls or replied emails. Still none of many promissed ammenities. Spend your money elsewhere, not at IlikeLondon.com. More and more owners are selling or seriosly thinking to sell.

Stay away from this dump. For a "non-smoking" building there are butts everywhere. People have taken to smoking in the stairwells. Totally disgusting and lack of respect for anyone else. Complaints about consistent pot smoking go by the wayside with the explanation that there are people who are able to smoke it for medical purposes. Really? An entire floor?!? Oh ya and nice garbage on main floor balconies - looks like a junkyard. Lease says no propane but building manager has one on his balcony! Worst place ever.

"London Condo's - Info"

- For units on the west end, the big CP Rail trains ARE very loud, even with windows closed - The lot across the street is heavily used by residents but is owned by the railway not the development. Cars can be banned from parking there any time. - Water drips down through the parkade levels regularly. There is a mineral in the water that stains cars permanently. I'm not sure if affected people are making claims and if so, if they're being paid. If so, will owners have to pay for work to stop the leaks? - The buildings are almost totally occupied by renters, which contributes to rapid wear and tear. For example, a section of carpet was replaced because someone spilled something which left a large stain. The carpet got replaced and within two weeks a bottle of nail polish was spilled on it leaving another large stain. The place is getting run down fast. - An application has been submitted to the city for a new ten story building on the north end of the complex (House of Cars dealership). - Each unit has a water heater system (Baxi unit) which requires cleaning every 2 yrs that can be done by only one company for $400 each time. - The water quality isn't good, which makes washing dishes difficult and is hard on the Baxi unit. - Get the latest reserve fund study.

My realtor does not recommend me to buy a condo at London at Heritage. The main reasons: a lot of complaints from current owners, very high condo fees considering that for gas, power, water and waste condo owners have to pay extra, have to pay $400 every year for maintaining an internal boiler, lack of promised amenities, no transparency with finance, very low reserve fund and very high management fees. Owners and renters are complaining about the same things (noise, deficiencies, condoms on the floor). A new ten story building on the north end of the complex (House of Cars dealership) will negatively affect price for North facing condos. Close to 95% of all units are rented. I do not want to live in the dorm, do you?

Agreed with this review. This building lacking sound insulation, big issue with parkade and other deficiencies. Condo Board is not transparent so it is unclear how is our money being spent. Go to londonforum.ca (the unofficial London at Heritage Station) and read all comments from the owners. Westcorp (the builder) has rented all unsold units and now we do have problem with young renters (vomiting, condoms and poop in the halls, broken elevators).

Also agree with this review and all comments. Have only been renting here for two months but will be leaving asap. Incredibly loud with the trains. Neighbours are also loud, have parties, blast music... have made multiple complaints, even have called crime stoppers because I could hear planning for some very unlawful activities which I can confirm were completed later that night, again because the sound proofing is horrid. The foundation is bad and a window in our unit has cracked as a result. Commute to downtown is 25-30min including walking to the train station. Literally cannot wait to leave. I will give the location one positive, you are close to shopping and other stores. Other then that everything is either mediocre or bad. I would not recommend this building. Definitely better options out there considering the high rent. Happy condo/apartment hunting, stay away.

Also agree with reviews as a lot of people complaining about noise issues but Westcorp does nothing to resolve them. A lot of units have issues with cracked windows, because of the foundation and now it is the condo owners’ problem as warranty already expired. Prepare up to $8,000.00 to replace it. A lot of owners have issues with a boiler/heater because of the hard water in Calgary, Westcorp did not install a water softener… duh! Prepare $9000.00 to replace a boiler/heater if it breaks. It is a very expensive unit from Europe. About 80-90% of all condos in both buildings are rented. Westcorp was not able to sell about 250 apartments and decided to rent them out. Some renters are shady, I had to call police twice already. Westcorp is the unethical company and we do not need such companies here. Westcorp go home, go to Edmonton!!!

Renters know exactly what they are talking about. I am an owner. I am very disappointed with this ilikelondon project too. Condo fees increased from $153 till $223 almost in one year and fees will go up again this year. No value added. Still none of many promised amenities. Every a few months we have a new site manager. So many issues with the developer…. Stay away from this ilikelondon complex.

I agree with all the comments here. There must be something seriously wrong with Westcorp as a management company. The good management staff they had have disappeared and whats left is a few newbies that have no idea what is going on. Good luck if anything goes wrong in your condo cause no-one there has a clue! Condos are flooding, new appliances break down, elevators constantly broken....and now construction on-site. Stay away. They have raised our rent so high, without offering anything in return for it, that we are leaving ASAP!!!

I also agree with the comments here. ilikelondon project shall be rename to ihatelondon because of so many issues – foundation is bad thus windows are cracking, poor sound insulation, I can clearly hear what my neighbors are doing, the garburator system causes flooding, my neighbor’s paid about $5000.00 to cover all damages the flooding caused to all condos below her, parking is leaking rust water on cars, no promised amenities, unreasonably high condo fees which Westcorp implemented and condo owners cannot change as Westcorp holds majority of votes, nontransparent calculation of utilities – potential buyers and renters BE AWARE! The problem is the top Westcorp management . I have talked with Philip J. Milroy, Westcorp’s President & CEO. He is the most unethical person in Alberta. He promises a lot, but delivers nothing. As far as renters throwing items off the balcony, over here on the Abbey side (I'm ground level) there are literally boxes of empty beer can's being thrown off the balcony and the usual barrage of cigarette butts. The boxes of can's attract the local natives who even hunkered down and made the little corner their home for a few nights. This building is not going to attract a lot of new buyers with this type of behavior going on and trust me, I've complained and nothing happens.

"London at Heritage Good
Price - Decent Value"

I wanted to comment as an owner of over 4 years at this development, I live in the North Tower near the top of the building. These are the facts period:In terms of the development, Westcorp is firing the project back up starting with the parkade expansion and retail section. This is good news and Westcorp is very committed to moving forward. My view of Westcorp has chaged dramatically as well. During the recession, housing across Canada was decimated. Thats the only word for it. Westcorp could have tucked tail and ran from the project when they came under this difficulty. They did not, however. They stuck with it and road it out. And it was a bumpy road. This does take a degree of courage. The economy has begun to turn and Calgary will be the future of Canada. I've learned that 100 percent of the units in North tower are sold and appoximatley 80% are owner occupied. Not bad all things considered.My condo fees are 260 dollars a month. They cover parking, security, garbage, reserve fund etc.. My Heat, water and power are under 70.00. DO NOT listen to any other reviews that state condo fee and utilities pricing, they are lies. period! You do have to service the boiler and the cost is 300 dollars every two years. Big deal. Anyway, yeah the building is not perfect, but give me a break...you didnt spend half a million downtown!! Just my thoughts, this project WILL be amazing one day, we just need more OWNERS! Anyway, take care and come see the project for yourself! Cheers

I am living in the building but will sell this spring. According to the manual you have to clean the BAXI boiler every year, not two years as stated in the previous comment. Only one company does it - RomCan, it costs about $420.00 every year, next year the price will be $520.00 If you do not follow this recommendation it will cost you about $4K-$6K to replace BAXI unit. Agree with other comments about the condo complex, the builder and the management. Way too many renters Cannot recommend this building. Stay away!!!

It's built the lousy building with unacceptable quality and many issues, Westcorp does not fixing deficiencies and condo owners have to pay for all of them from their own pockets. It is shame!

From londonforum.ca (unofficial London at Heritage Station message board). Hi folks, Just wanted to give some final thoughts before I leave this place for good. First of all I'm not an owner. But with that said however, as a renter, I was very much invested in a long term commitment, with the potential to buy in the future - I really wanted to love London, but for many reasons, that is an impossibility. I've lived in the north tower for 2 years and the south tower for 1 year, and I gotta say this whole project has been marred by so much mismanagement, misrepresentation, and stupid engineering decisions. My main issues with this place stem from stupid ideas that had seemingly good intentions: 1) NO garbage chute. In a high-rise of 20+ floors the justification for the absence of this is just stupid. Having to collect garbage in bins and do garbage runs is annoying. I understand the whole "green" concept but other buildings I know have garbage chutes as well as a recycling system. I've been told that the reasoning behind this is that chutes get clogged and create smells. Whatever. I've lived in several apartments with chutes and never had any issues with smells in the hallways. Furthermore, clogging is an easy problem to solve. Living in a nice condo and having to deal with bags of garbage and recyclables all the time is not my idea of living a posh "London" lifestyle. >_> 2) The garburator system causes FLOODING! The faucets are "low-flow" systems designed to reduce water consumption, but the caveat is that there is not enough pressure to adequately rinse food residue down the drain. Exacerbating this issue is the fact that there are people who dump all sorts of crap down the drain thinking the garburator is this indestructible shredding machine. The combination of these factors causes the drainage pipes to get clogged causing a backflow of water, in turn causing your sink to flood. We barely even use the damn thing and our suite flooded twice in 3 months!!! UNACCEPTABLE! Keeps the plumbers employed though. 3) BAXI units are noisy, smell, and generate dust. They constantly make clicking sounds every time hot water is being generated. There is an ever-present slight smell from the unit, as well as the over-the-head heating system. They create a lot of extra dust and pollute the already polluted indoor environment. It's like having your own personal boiler in your bedroom! Awesome. And what is with the over-the-head heating system? I've never seen that before. Doesn't heat naturally radiate upward? It's kind of hard to sleep in the middle of winter when you have to crank the heat higher, and as a result, you have this plume of hot air above your face, while trying to sleep listening to clicking sounds as the unit tries to maintain equilibrium. Sigh. The bottom line is, when you have such a fantastic marketing campaign mixed with beautiful 3D renders, gorgeous scale models, nicely architected exterior, unbeatable location, promise of amenities, pedestrian walkway, green landscape, you kinda expect to be living the good life huh? Haha, so funny. *BONUS: And what's even better is since this place is far from complete, there will be more construction in the future, causing all sorts of dirt and concrete particles to make their way into your nice living rooms. The demolition job that occurred east of the Abbey recently created so much dirt and dust that we've been choking the air into our lungs ever since. Yay! **SPECIAL BONUS: Soooo, where is the pedestrian walkway??? Wasn't that project supposed to have been started this fall? I guess they have to extend the LRT platform first, but whatever, we can wait and wait and wait some more, no worries... Of course no place is perfect, and I do believe one day this place will come around, but by then imagine how much it will cost to live here. Already we are looking at 6th floor suites with ****ty views costing about $400,000 to buy (at least in the Abbey anyways). LOL, you have got to be joking! What an investment. NOT! I sincerely hope owners of London suites make a return on their investment in the next few years. Good luck to you, and hopefully the New Year brings some positive change! Cheers! - Sandor

Agree with all posts. Sold my condo. Quality of the bulging is unacceptable, west corp has not paid trades. What do ya expect? Seems 90% of both buildings are rented. My neighbors called police too because of tenants above her condo. Management ignoring complaints

"RENTERS and BUYERS BEWARE"

Do not buy condo at London at Heritage if you care about your budget, safety and health. I was going to buy a condo at London at Heritage, but not anymore. I was considering buying one year ago rather decided to rent it for one year. Prices are going down anyway. Learn from my experience: Quality of the building is terrible and it affects both towers - During the rain I have got water coming from the patio because of the issue with materials used by WestCorp. - Windows cracked because of the issue with the foundation. You will pay top $$$ to replace them. - Multiple issues with electricity, an electrician visited my unit four times! My unit was under warranty, but if not owner will pay electrician top $$$ - Water leak from the unit above, my belongs have being damaged. - After a few months water leak from my unit. Something wrong with my bath insulation. - You can clearly hear the gas pump working days and nights: it sounds quite loud, it is very annoying …. - Gas unit in the bedroom is noisy and very expensive to repair (could be thousand of dollars – Ouch!). Owner of the condo is responsible for this gas unit.

From condo owner’s forum - The Baxi units (gas unit) must be descaled every two years. A sign of increased calcium build up is an increased gas pressure requirement which is currently occurring throughout the north tower. Descaling the unit requires 4 hours of labor using a very sensitive/special acetic acid that dissolves calcium but does not wear the aluminum. Rate is $1000 for each gas unit. Think again before you buy condo here. - Some realtors are leaving a laptop with nice music on, so buyers can not hear trains and gas pump sounds…OMG!!! - Condo fees have been increased and will be increased even more; condo owners have to pay extra for maintaining low quality building. I have heard humor that condo fees will be increased again. Condo fees do not include any utilities at all – Ouch ! Owners have to pay for utilities. – Multiple cases with second hand smoke. If you have asthma beware. From condo owner’s forum - I’m highly allergic to cigarette smoke; it’s the one thing that triggers asthma for me and I’ve been having a rough time breathing in my own place. – More then 90% of occupied units are rented. Some renters do not respect common property or their neighbors. – London at Heritage has a congested parking for both towers. Even though the parking is a huge area the stalls are inadequate. I found dents on my doors and I am not alone. All parking floors have leaks and it is a brand new parking. What will happen after 3-7 years? You guess – condo owners will pay to repair the parking.

Location is horrible - C-Train and Canadian Pacific tracks are there, you can clearly hear trains 24 hours. Remember! trains are unbelievable loud in the nights and in cold weather. - If your floor is high enough you will hear not just trains, but also cars from Macleod Trail. Macleod Trail is getting busier every year. - The area around “London at Heritage” is light industrial with some used car lots, car-washes. - Two bottle depots are closed by. One is on the north and another is on the south side of the complex. They smell awful. - The Legion is one step away from the condo building. Management is helpless. - WestCorp, who built both towers, can not keep people. My landlords had to follow up with each request multiple times, because a person with whom they communicated before already left a company and nobody picks up his tasks. - I have talked with a few WestCorp employees and they told me that working/ethical environment is terrible at this company. - I caught one of WestCorp employee at my unit!!! Rick or Rob told me that he is in my unit because of water leak. WTF !!! Somehow he forgot to ask permission to access the unit. There was never confirmation of a water leak that day, but a few months before my lovely iPod disappeared from my apartment. I am thinking one of WestCorp employees took it. UBF !!! I’ve moved out from this crappy building. Do NOT buy, do NOT rent any units at London at Heritage. Tell your friends about my experience if they are thinking to buy or rent this condo. They should read my story. I am advising people based on my experience to stay away from this building. Share your experience at London at Heritage or any other buildings.

I agree with review. A friend of mine bought 2 bedrooms condo and she regrets about it every day. Westcorp Properties Inc is an unethical company. It cares only about money. London at Heritage has a lot of problems with buildings and managements. Spend your money elsewhere.

Agreed! Don't rent - stay away. Elevator has been down every day for a month. WestCorp is only in it for the money. People renting are low class and noisy. Let alone vomit in the elevators, common areas, etc.

What do you expect if 95% of all apartments are rented? Agreed, people renting are low class. My realtor told me about this building a lot. I was thinking buy a condo at this complex, thanks I did not as the value of this complex is going down. Don’t buy , don’t rent. You can easily find a better place.

I’m renting in this building, would like to confirm that all reviews making sense to me. Talked with other renters, a lot of them are upset. This building seems not like a condo, but like a cheap hotel which pretending to be luxury but it is not. The class of people that rent here does not fit term “luxury” at all. Multiple times there has been vomit either in the elevator or on the carpet. It is not sound proof building, you can hear what your neighbors are doing. I hear mine making sex almost every morning, it was funny first time, but it is not anymore. I clearly hear what movie they are watching. Made complaints to my landlord and to building management - no help at all. Main lesson - read reviews, meet with current renters before you rent.

I also agreed, unfortunately. I see vomit in common area every week at list. Usually after weekend. A lot of young renters here. Builder was not able to sell units and now it renting unsold ones to anyone. Quality of the building is not good as well as renters. Big problem with parking, all guest stalls occupied by renters.

Rent is unreasonably expensive. I pay for rent, but rent does not included utility (gas, power and water), parking and my pet. So I have to pay much extra. It is insane. I see vomit and cigarette butts left in the lobby and elevators. Better find another, really luxury building. Walls lack of soundproof material, I hear what my neighbors doing. I'm very disappointed with this condo. I am lucky, I move away soon.

Great place! Rent here! If you....want to live in a dorm! Loud music constantly playing and complaints go no where. Young so called adults who enjoy yelling, spitting, throwing beer bottles & vomiting off balconies. Vomit in common areas, elevators down and lack of respect for others. Visitor parking is supposed to be for visitors not renters. Yes this is the place for you if you love to party. I'd stay away from this place. Far, far away?

I'm not sure if I would really trust these comments.. A lot of them seem like than have been written by someone with slightly broken English. Perhaps they were written by someone who just seems to have a problem with the company, it could even be a competing condo owner!! You never know... All I'm saying is, I have not been in this condo yet, but I plan on taking a look next week. I think if you are like me and want to move there, go take a look for yourself! It could be anyone behind that computer screen! Go take a look and ask lots of questions. Do a good inspection, and even bring a parent with you, because they will know a lot more about a buildings structural issues, and they will beable to spot them a lot better than you if you are a new renter. l3arl3ie, Do not write a comment if you have never been in the building, if you have never talked with owners. I can confirm all comments are true (vomit, very high condo fees, no promised amenities, could hear what my neighbors doing). After a few months of selling I eventually sold my condo and very happy. Now I can post a comment as I did not want boo boo buyers before I sold mine. Westcorp management is a group of good talkers. President of Westcorp Todd Werre promised condo owners to fix all issues, but issues still have not been resolved, some of them since 2008. Just bla, bla, bla. I would not recommend London at Heritage.

The heater is above the unit and it is very cold during winter u have to wear winter jacket inside your unit. U adjust heater in high the ceiling is warm but not the floor it is very cold

As a former renter I agree with all the comments. It's a very noisy location, right between Macleod, C-trains and pacific trains. On top of it there is an ongoing construction work almost 24/7

Do not do any business with Todd Werre. My company did a contract work at London at Heritage a few years back. We were not paid by westcorp, but had to continue to work according to our contract obligations. You can imagine the quality of our work. My company hired a lawyer and sued Westcorp.

I think people need to be more specific about which of the two buildings they are talking about. I'm an owner in the original (North) tower, know many other owners who also live here, and have no issues whatsoever. Problems w/ the new South tower... maybe. Problems with the noise? Give me a break... sound proofing between units is phenomenal, and if you have a problem with the two seconds it takes a train to pass something tells me you must complain about everything under the sun.

I am also an owner in the North (Original Tower). I have lived and owned here for 4 years. It is rediculous the comments on here. Sounds like it is written by a bunch of kids. Condo fees are 260 dollars for me and cover security, parking, garbage, common area costs. My electricity, water and heat total 60 dollars a month. You cannot find condo's for these costs. Believe me, I have lived in condos for 10 years. These complaints sound like they are from another condo developer! Its rediculous. I agree, the train take 10 seconds to pass.... and i guess the building sucks hey??? where can you get granite, tile, floor to ceiling windows for under 300K... quit trolling.. Yes the south tower is 80 percent rented but the north tower is 100 percent owned, pre construction. Get your facts straight. Yes I am an owner, penthouse north tower. TROLLS

I live here too and own, the cost to have your boilers descaled is 289.00 every two years. Nice to see renters commenting when they have no equitable stake in the unit...just come here and shit on the project

I am an owner. It cost about 410.00 to clean the boiler. It should be done every year. Westcorp hide information about this fact during the purchase process. Also it is true that this condo complex has a lot of issues with deficiencies which Westcor has not fixed. Owners paying very high condo fees and they will be higher as now Condo Board taking over. Condo owners trying to sell condos as fast as possible. Unfortunately some bought when prices were way too high. Stay away from this condo. I am from the North tower, I have asked Westcorp and it is true that about 80% of all condos are rented in the North tower and 90% in the South. Go and check yourself. Stop by at the lobby and ask first 10 people, 9 of them will be renters guaranteed. I agree - "Westcorp Properties is an unethical company who does not protect or care about you as the buyer"

Luxury? Oh please! These places are not luxury. They're about as detailed as a cheap table from Ikea. We've been renting for 2.5 years and the only thing keeping us here is the view (South Abby Tower.)

Many defects hidden by the developer. Condo fees are low and about $30K per year in the red underwritten by developer to attract buyers. Residents are responsible for thier own untilites which are inefficent. Combined utilites & condo fees $500 to $800 per month. ground floor units are cold and freezing in winter. Upper floors are way to hot. Very sad.

A year and a half ago, I bought a 2-BR unit in the first building - awesome views! Nine months ago I bought another 1BR + Den in the second building. Westcorp takes care of renting out my units and I am very happy with their services. Units are great and I want to buy a third one before prices go up some more... they are still on the low side. I am positive cash-flow on each unit! Mind you, it may be a different story if you were a buyer when Calgary real estate was sky-high a couple of years ago...

London at Heritage - quality of the project is VERY VERY poor. Management is suck. A lot of condo owners are struggling as some of defects have not being resolved for years. A lot of condos have missing insulation results utility bill is up to $600.00 - just for utility!!! Insane.... Westcorp does nothing to fix them. Very Buyers and renters be aware. Sound insulation is very poor. 92% of all condos are rented according to the builder employees. Do you want have a huge headache - buy or rent at London at Heritage. Agreed with previous posts - Westcorp is VERY unethical company. Stay away...

London at Heritage is very badly executed project. Westcorp built two towers, but quality is not here, a lot of complaints from owners, but no help. Ground floor is full of cigarettes, condoms and vomit. eh, London at Heritage towers.

Agree with all reviews. Very noisy location, no amenities, unfriendly and unprofessional management. Condo fees have been increased by almost 50% in the last three years without explanation. Condo owners are taking a legal action against the builder and Condo board for not fixing warranty deficiencies. Good luck, I already left this place.
