"Not worth It"

Let's start with the a**hole Dennis. He will try to intimidate anyone he can in the building and you always feel on edge when he's around even if you haven't done anything wrong! He seems to think he's the greatest thing to happen to the building. Must be a police school dropout with a power tripping attitude. The building owners and him are very petty and seem to have nothing better to do than enforce "rules" that aren't even a concern. People getting FINED for not "properly" doing their compost. Other people have been told they can't park their car in the underground parking that they pay for because they have a couple drops of engine oil where they park! Grow up! It's a parking Garage! If there was an environmental disaster of fluid pouring out of your vehicle then I could see that being an issue but there should be some discretion used! This "rule" is enforced by telling tenants that they must park on the street where there is a high rate of vehicle break ins. The management at this establishment needs to stop and realize that they are creating many unhappy tenants and with unhappy tenants becomes unhappy investors that will just take their money elsewhere.

Such statements about Dennis, the caretaker & Councillor of this condo complex, just do not make any sense. We have moved in here last month and had to deal with Dennis. He is a very decent, helpful and well behaved person. Someone making such derogatory remarks either suffers from some racial complex or has unjustifiable and immature attitude problem and deserves some treatment. Try living in some other condos and see what treatment you get after you exhibit your attitude to their council members, Pal!

I've know Dennis for years. The amount of times he has helped me in varying situations is considerable. Sounds like this renter doesn't get that owners want a well run building, and don't want their home or investment ruined by people who think it's OK to have leaking oil in the garage. All strata's that I have dealt with have similar rules. As for the organics fine, the building is being fined by the company that picks up the organics. That fine should be paid by the person responsible and not everyone else. Got it?

"Great Place to Live and
Invest"

I have owned in this building for years and have recently renewed a rental agreement for a third consectutive one year term. The building and the people have improved every year and we can only thank the condo board and Quay Pacific Property Management for their efforts. They’ve improved the landscaping, security (lots of cameras) and gotten rid of poor quality occupants. One tenant of ours, an elderly woman, moved to a smaller, less expensive unit in the same building because she liked the people and it is close to her senior activities. At least one of the reviews below is false as she was a tenant that left in the middle of the night and left her co-signer (her widow mom) on the hook for the rest of the lease agreement. Feel free to ask for the monthly condo board minutes which documents any issues that are brought forward by the occupants, it is short reading as things are well run.

"Getting better everyday!"

The Urbano has come a long way in the 5 years that I've lived here. Denis (caretaker)does his best to govern the tenants in these 2 large buildings- It's a lot to deal with, we've had a lot of immature, idiotic tenants in the past but it seems like they've been dealt with. The security cameras installed in the elevators, parking lot, and lobby have resulted in the interior of the building staying very clean. The garbage and recycling is picked up twice a week and the landscapers keep the grounds well maintained. Our amenity rooms are awesome, I've held lots of parties in the big one and for a small fee ($40) the cleaning lady will come the next day and clean up after you! People have complained about the smell of smoke, but that's part of condo living! If you don't want to smell smoke ever, move into a non-smoking building, simple as that. The aforementioned tenants are usually renters and it upsets me to hear about them complaining about Denis. If he's angry at you for something, it's probably because you've done something wrong. He has to police two large buildings and ensure people are following the by-laws. If people would stop being stupid and breaking the rules, they wouldn't have to hear from Denis at all. I'm very happy in the Urbano and have been ever since I've moved in!

We have just purchased a unit in the Urbano. I am pleased with the way the building is kept. It is very quiet and the people in the building are very friendly. Dennis the caretaker is helpful and takes pride in the buildings. The location is wonderful, and. in walking distance to all of downtown.

"A suggestion for the
Strata Council"

I have a suggestion for the Strata Council to create a “disclosure document” for all potential renters. It should be worded like this: Please be aware that this strata council has chosen to regulate our rules through bullying and intimidation by our caretaker Dennis. We have taken this politically incorrect route and so are giving full disclosure to you, the tenant. Dennis will accost you and intimidate you from the moment you first move into our building. We feel this is the best way to protect our building from tenants like you, who simply moved here because it looked like a nice place to live and there was a vacancy. By taking the route of bullying, we are ensured that you will be too stressed out and ridden with anxiety to cause any problems in our building. This disclosure is given so that there are no surprises when you move in. I believe a disclosure like this will be a benefit so that unwary potential tenants who have just paid their rent, damage deposit and a fee to move in will have no surprises.

I've been an owner in the Urbano for 5 years now and have never had any problems with Dennis at all. He's actually very helpful and since he's been the care taker of our buildings living here has become so much better! It's clean now, well taken care of, and a lot of the unsavory people who used to live here seem to have moved out. If you have a problem with how the building is being run, complain to the strata council. Don't hide behind anonymous comments on a condo review.

Years ago, say in the 1960's the following.....A Buyer had to ACTUALLY MAKE AN APPT with the COUNCIL, for an INTERVIEW BEFORE UYING INTO. Each person interviewed would be told the following.....You will be notified. This way no one person being told that is hurt and on there merry way. I say, not a bad idea.

FYI Renters have as much right as owners - rent or mortgage - we all call it our home! The Council should ensure owners provide their renters with Strata Bylaws and other information that is provided to potential buyers. Most renters would love to be in a position to purchase, but nonetheless pay a hefty price for their shelter (and paying off someone else's mortgage!) Please don't disrespect all renters.

It's up to the owner to provide the bylaws to the renters not the Strata Council. Sounds like the owner does not know what they are doing if they do not provide the documentation to the renters. In fact if you are aware of this, _you_ should ask the owner for this information. What the building needs is a rental restriction to keep people at bay.

"Awful building to rent"

I lived in B building for 8 months and had to move out 4 months before the one year lease was due. The amount of cigarette and marijuana smoke that enters the units is disgusting. What is more disgusting is that the issue is ignored. When I addressed this concern to the manager (Dennis) he insisted that the lady below me doesn't smoke;however, i could look over the balcony and see her ashtray and her out smoking. I suggest to have a witness when moving and when leaving the $100 deposit for elevator key when moving in. Dennis tried to tell me that my movers lost the elevator key and the movers told me that they had seen him in the elevator. It wasn't until I requested to see video surveillance that the key magically appeared. You receive noise complaints because you can hear every little thing in the building. I was accused on two different days of making excessive noise (even when the letter states that the hours of concern weren't even on the "quiet time" hours. Plus, I have proof that I wasn't even home those days. The appliances are cheap (unless replaced by owner). There is security now due to multiple break ins. The police are at building frequently due to domestic disputes etc. There are also known drug dealers. Dennis also asked girls (including myself) out on dates and invites them to poker nights etc and if you don't, you definetly feel the wrath. I strongly advise against moving here.

Also, one of the elevators is frequently broken. People have had to be rescued by the fire department because they were stuck in a broken elevator.

I'm a homeowner and I've lived in the building for 7 years and known Dennis for at least 7 years. He is trying his best to have everyone follow the rules so it's a safe place to live. Owners/Agents are renting to unresponsible people which makes it hard to manage and make it a safe place to live. If you are having a problem living at Urbano there are many more rentals available, Please leave!!!

Denis is the one who finds the people to rent suites (take a look at craigslist all the adds for Urbano say Dennis).. Urbano would be a much better place with Denis gone. Quay property management has helped clean the building up, Denis has had more than one warning about being terminated and on probation. The Urbano is a great place to live don't get me wrong, no building runs perfectly and smoothly. I'm sure it would improve if Denis was gone though.

"I don't like the attitude
of the Care Taker"

Don't invest or rent unit in Urbano. There is a rude manager or Care taker ( Denis) that has nothing to do rather than making your life miserable. He is very negative, bribing people and very dishonest. Instead helping to investor's property to rent out to right people, he rents investors property to the wrong crowd that as a result owner of property is in high risk. This is a great building but terrible manager. I hope one day strata would realize that he is effecting the properties value.

It is sad that your attitude ( along with your English language ) is so poor. It is bad landlords like you that degrade the quality of our building, and cause problems for us all. The building is clean and well kept, as well as the council is incredibly adept at caring for and maintaining both the building and its residents. "NEVER again"

renters are picked on, thought of as "less than" and blamed for all the bad that happens. The building manager is completely rude and disrespectful and will do everything he can to nit pick on little things that YOU'VE done (or so he thinks) so you can pay HIM. dirtball. Will NEVER EVER EVER rent from here again. For how much people charge its NOT even worth it. Gym has been out of use for about 3 months now with broken equipment....didnt know it takes THAT long to decide whether to fix the equipment again (for the 10th time) or just buy new stuff. NOT TO MENTION the longest list of strata bylaws ive ever seen...if there was any more rules im SURE breathing would be one of them.

building always stuffy hot, smells like marajuanna and the building manager is very rude, unhelpful and careless. would choose a bulding infested with bed bugs before this place.

"Great place to live"

I have lived at this complex for over a year now and have liked every bit. It's great that there are owners and even tenants that take the due diligence to talk amongst themselves to keep an eye out for each other. It's also great to live in a place that does have a caretaker to ensure that the daily maintenance tasks of a complex like ours are well looked after. I have seen other places that do not have the same upkeep as Urbano. Keep up the great work Dennis! As owners we should be proud of our investment.

"Unbelievable!"

I can not believe the rules that aren't followed through with. You allow illegal drug use and trafficking to go on non-stop. Traffic coming and going all night. Music at all hours at decimals that are unreal. I stayed there for one night just visiting and was appalled! Glad I'm not a tenant! As an owner/landlord you should be ASHAMED unless of course you are doing the illegal activities along with the rentals. .?????

Good luck in finding a new home. (Hit the home tab above) There is something seriously wrong with the Building Code. I live in a new construction in Burnaby. Hate every second of it. A new building is under warranty. Odors, noise leaking in to neighbouring units is part of the structure. Structure is Strata's responsibility. It is Council's job to recognize problems. If problems can not be repair or fixed; they need to create rules. My building had to allow BBQ's on the common patio as it was bothersome to have BBQ odor entering bedroom windows.

"Don't be fooled by first
appearances!"

Don't be fooled. Urbano is marketed as upscale living environment in Maple Ridge. Here are some additional bits of information to consider. I find it too cold in the winter (cold air seeping in through the door cracks from the hallway) and too hot in the summer (even with the screenless doors and windows open). The smell of garbage is always everywhere. The smell of smoke is everywhere also. Very few use there balconies for bbq's or socializing, unless they're smoking. Too many nights falling asleep I can smell the smoke drifting through our apartment and it is often in addition to the unnecessary loud talking that goes on into the middle of the night. I'm not sure if the doors were installed correctly or just cheaply, but they all slam, so you can hear slam, slam, slam all day and night. I bought this place because I thought it was a nice apartment and wouldn't be like all the rest, but trust me, it's exactly like all the rest.

"Not a happy atmosphere"

At first glance Urbano appears to be at the upper end of apartment possibilities in Maple Ridge. However, the short time spent in an initial viewing does not do Urbano justice. The most bothersome annoyance is the removal of garbage. The caretaker drags the bins up, and down, sometime between 7-9am, two, three times a week. The noise of the bins dragging up the parking ramp is like giant snare drum. Combine that with the garbage truck lifting, dumping, and beeping and it's a hard pressed situation to sleep through. I pity the people living lower down and on inner suits. However, the disappointment really starts with moving in. The caretaker's availability and effort to help get moved in is less than encouraging. Threatened more with what we couldn't do, with when "he" is available, rather than positive options. Phone to ask the caretaker for help and the list of disappointments goes on. The short and sweet include, a broken elevator that seems to go unnoticed. A fitness room that slowly deteriorates. Puke in the elevator that manages to go a full day without being cleaned up, as does the s**t left the next day in the other elevator. Hallways being vacuumed 8am on Saturdays.... Beware.

"Avoid Urbano!!!
Seriously! "

I agree 100%!!! My husband and I fell in love with this place and are regretting it already and we've only actually lived here a few months!!! I would NOT purchase a unit simply because of the strata! They enforce stupid rules and yet don't care when storage and bike areas are broken into! Also they prevent anyone from joining the council with these ridiculous rules about who CAN join.... they are on a power trip and are the rudest people! I am selling my home and moving ASAP as a result of the Strata council at this property. I only moved in here just over a year ago and I cannot stand it any longer. DO NOT PURCHASE A HOME HERE!!!! It is easy to fall in love with how lovely it looks but do not be fooled! The strata council here is the worst I have EVER experienced, and I have been ON many councils in my time, as well as lived in many strata homes. The members fail to do their job, act as the most powerful people, and frown upon anyone who disagrees. I am in my mid 20's and enjoy hosting and attending the occasional party, however I limit hosting such events since I live in an apartment and respect those around me. Every weekend this place fills up with young owners smoking pot and drinking, yelling off their balcony. My wife works nights and I work day and neither of us can ever get any sleep on the weekends. Also the walls are fairly thin so you can hear everyone around you, and we have a single mother under us who constantly screams at her 2 year old child. The apartments and the building itself are amazing. There is an amenity room with a workout gym, pool table, tv, bar, etc... However you never really get to enjoy the room because there are so many people partying (drinking and smoking pot) in there and the strata decided to cut the power off at 12 everynight with an automatic shut-off! Safety has been an issue as a result but they do not care. The only time it is free is during the early daytime during weekends when most people are working and can't use it anyway! Lots of construction in the area now that this area is booming, so you really need to be ok with living with that kind of noise.

I own a unit in Urbano and have lived here for over one year, and I LOVE the building. I am not on countil, but I do congratulate them on taking a hard-line approach to people who contrevene the bylaws which was as owners voted on and put in place. The building is very well maintained, and security has been improved by limiting the number of doors which have key entry, and by placing video cameras in strategic places. Urbano is NOT a party palace, nor should it be, but rather it is an affordable, pleasant place for people to live. We have a nice variety of people, ranging from young families owning their first home, to seniors owning (perhaps) their last. I, for one, am very fond of the place and glad that I purchased when I did.

We own a unit in Urbano and rent it out. We have been very pleased with the efforts of the Strata Council in dealing with all the start-up issues a complex like this is bound to encounter. They do an excellent job of managing the Property Management Company and enforecing the rules to the max that they can. The biggest challenge in the building in unruly owners and tenants who do not have any respoect for property or the quiet enjoyment of others! This is the case in every building, not just Urbano and I have to say in the last 12 months through the efforts of the Strata Executive and owners who care, the quality of life and people in the building is steadily improving. It will get better over time provided people obey the rules and think about someone besides themselves!! So if you don't want to obey the rules and be fined...this is not the place for you!! If you want a great building with a hard working and effective Strata Council then ignore the rant above and check it out. You won't be disappointed! BTW I am not on council and i am confident the new group elected this month will continue to do a great job. Get involved!

I think they're validity in all the above comments. True enough some people just like to complain to hear their own voice; but that doesn't make it entirely not true. As for owners that rent out, your comments really don't count. There are some good aspects of Urbano, but not enough to overcome poor qualities that seem to be growing as more people move in.

Do you not see the ongoing drug users coming and going? Dog shit everywhere in the garden beds, and people parking in the handicap spots just to pick somebody up! They are so stricken about stupid strings like lights on a deck, yet some suites are a bloody junk pile outside on their decks. Now come on!!!!

If you look around the building some ground floor suites have tons of cig. Buts all over the ground and piles of garbage outside their place. Dog shit in all the garden beds, drugs ongoing. It's hard to believe that strata has so many rules but lets all these things go on daily!

"Waste of money"

I do not recommend this building to anyone. Renters have no rights, and Owners can't change or do anything. Strata is horrible. DO NOT LIVE HERE!

I have to disagree. Renters have all kinds of rights. Just go to the Residential Tenancy Branch and take a look. Owners who want to get involved can effect all kinds of positive change on the Strata Executive or by simply attending AGMs. But many don't......so if you want change not getting involved is a poor way to go about it. The Strata is awesome and gets flack because they are strict about enforcing the rules (by the way fines for rule violations are going up!). If renters and owners spent as much time worrying about other people" rights instead of only about their own it would be better for all concerned. If we all behaved as we would like others to behave and treat the property with respect whether we own or rent the complex, which is getting better every day would be the best palce to live in Maple Ridge. I own, and rent my place out and am quite comfortable with the job the Strata Council is doing protecting my investment!
