"The Redonda is an
Excellent Choice"

I enjoy the location, facilities and the building management at The Redonda. It is near malls, schools, bus stations, and a quiet and convenient neighborhood with very friendly neighbors. Redonda is well known for their friendly people and pet-friendly environment. Having owned more than one unit in this building, I can attest to the fact that the building is well cared for under Wynford management (Neil Fraser) and the current Strata Council (2013). For an Owner and investor like myself, it would not make financial sense to own multiple units in the same building if it is not well maintained. For new buyers this building is an excellent choice for first time buying, it is affordable and the strata fees are reasonable. There had been several special assessments in the past 5 years not exceeding $3000 in total, which covered the flat roof replacement, balcony repairs, security upgrades, and most recently the shingled roof replacement. All work was well managed to be completed on time and on budget. So in short, it is well managed. Obviously there will be people who cannot be satisified in any way, but for the rest of us, and myself as an investor, buying in this building does make sense. Hopefully my comment can be helpful to those who are considering The Redonda as their next place of residence.

Correction to my comment above. The special assessments I paid per each of my units did not exceed $5000 in total per unit, which is fairly reasonable in light that some other buildings have paid much higher for rain screens and water leak issues.

"ineffective council and
property management"

While we have no leaks and the balconeys are being restored and the 3 rooftops have been replaced, the overall maintenance and appearance of the building has diminished greatly over the years. Garage is dirty and needs repaintin , elevator rooms and doors need painting, caretaker does minimal, new landscapers needed! Furthermore council continues to not "participate" in the free water meter program offered by city hall. As this will definitely be obligatory down the road, this will incur residents a $50,000 plus assessment, to install water meters in future (since the free program will be discontinued by end of 2012)! Needless to say many residents are unhappy with current council and property management.

I am also an owner in the Redonda and find that this comment is so over the top and unfair. Someone obviously has issues and is using this web page to complain. The inside of the bldg is being repainted at present, the landscaping is beginning to be improved and the garage is getting it's power wash done in May. Anything else you have to say?

I have been living at the Redonda for over 10 years and find the above comment unfair and unrealistic. Although I have never served on Strata Council, I have found that they have, and continue to do an excellent job in maintaining the overall appearance of the building and its amenities. My strata fees have not gone up in several years, and when I see and hear what other people are paying in other complexes (without pools or exercise rooms), I'm pleasantly surprised that I'm only paying what I am. When I had a water leak due to my upstairs neighbour, I contacted the property management, and the caretaker was at my door within minutes and the water leak taken care of within a few days. Our council is made up of volunteers who give up their personal time to serve, and I am extremely grateful. There's always going to be one (or two) people who ALWAYS find something to gripe or complain about. I find for the age of this building, it is well maintained. Sure, it could always look better but this costs money, and I for one do not want my strata fees to constantly be raised to accomodate this. Whenever I have people visiting me, they are always surprised at how old this building is because they think it's only a few years old. They always comment at how nice it looks and how beautiful the courtyard is maintained. If you don't like it here, then you always have the option of moving out. If you don't like the way the council is running things, why not join and see what you can do to improve things instead of always sitting back and complaining?

The person that complained about Council and Management was indeed on Council before. However, due to her disrepectful, inappropriate and self-serving behavior (evidence of conflict of interest) she was asked to step down from Council, and there were Owners that supported Council's decision to remove her. While some of her comments about the building maintenance is true, the complex is not as bad as she made it sound. A agree with the January 5th comment about the bldg, it is well maintained for the cost of the strata fees that we were paying. I can't ask for more because that means we will all be paying more. Council is doing a great job and I hope they keep up the good work.

I used to live in the building for 6 years and the maintenance was lacking in most areas. We had black mild in our walls due to water leakage that was not dealt with in a timely manner. People have the right to state their opinion and experiences. I got out of the building thankfully before the expensive balcony repair.

As a strata member, I have to reply to this misleading comment. We have had no water leaks other then personal error by owners who have had a washer leak, or toilet valve leak. There has been no mold issues in the history of the building. Your comment seems to be out of spite. Please come to any council meeting to explain these Concerns. False comments such as this only hinder the purchase price of your unit. Thank god for home inspectors who can bring to light the reality of such issues. I've sold 3 properties in the last year and not one inspection complaint.

Agreed with January 17 comment. Water leaks in this building, as I heard, were caused by owner's neglect, i.e. toilet overflow or 'forgot to turn off faucets'. This is a common problem for all condo living, not just at the Redonda. As for molds and stuff, I think there needs to be evidence to support her argument, however I am not seeing any here.

"Great Condo"

I have lived in this building for many years and it has improved very much over time. The new(ish) property management company is great. I can reach them all when I want and they answer me promptly. The council is made up people with varying age and background which really helps our building. They have been very proactive. In recent years we have had our Roof Replace, new furnaces put in and now we are upgrading some of the balconys. Unfortunately the Strata council that was in many years ago was not proactive and caused some of the issues. The council recently improved the front of the building. The new front is great looking and much safer. The building has amazing curb appeal. Something I enjoyed recently is that the council has setup a website where we can go and see up to date information about the building. There is also, an email for council suggestions and feedback. I personally don't have time to join the council but I can sleep well at night knowing I live in such a great building ran by smart, educated and logical people.

Totally agreed with this comment. The new council (as of 2013) have been doing a proactive job in dealing with maintenance issues. I owned several units at Redonda before. It would not make any financial sense to own several units in the same building if it is not well maintained.

"Condo Living"

I am an original owner.This was the first home I purchased and watched it being built.I loved it then and I love it now.Condo living does take some getting used to.Like all structures with time things need to be repaired and to my knowledge all legitimate complaints have been addressed over the years.Yes these things do cost money like they would in any home.I used to serve on council and did so for a few years.It is not an easy job,all voluntary and no real thanks but I did it because I loved my home and wanted to contribute to making it a better place for all.As for the management company I prefered when John Bower was taking care of the place,he always returned my calls even when I wasn't on council and was very helpful.The management company now has yet to impress me,it definetly lacks the personal approach.I am sure council had their reasons for changing management companies and if this one does not live up to their standards they will shop around for a new one.In close I would like to say if you live here and you are not happy with how things are being done do something about it and volunteer.I have found over the years it always seems to be the same people putting in the time to run coucil with a few coming and going.Step up make a change and stop complaining, do something about it.Above all remember this is your home, it is a beautiful place and life is what you make it.

many people tried with no sucess to to complain to bad it could have been better John Skarkey. As a previous owner I was one who had so many problems with water leaks and well management not dealing with complaints even when I got a lawyer to help deal with it, Wynneford group unfortunitly is not seeing the issue and it is the strata council that is not caring for building.

I also agree with the above remarks. THe current Property Management Group forgets who it works for, has poor communication and organizational skills and the current caretaker is ineffective in her job. Maintenance fees go up almost every year with nothing more to show for it.

It amazes me at the intelligence of some people. Strata fees go up every year in 99% of stratas. This is common, and to ignore things in a building will only lead to larger problems that cost more money. The building is up to date, in great condition and has only had usual increases in strata fees. I bet the two posts are by the same person who just can't be happy with anything. Redonda is a great place to live, great community, and great council!

The January 8 comment reflects a personality conflict between the Owner and the Caretaker, but it does not represent the Caretaker's actual performance. The caretaker performed well over the years, and while we have all encountered people we like or dislike, it is very disrepectful and unprofessional to slander them behind their back.

Sorry to say this but the management at the time I lived there was not competent. They left things to rot and go mouldy the roof was not dealt with in a timely manner. They allow to much time on small projects that hinder the building quality.

Are you blind or stupid? Yes I went there. NEVER in the history of the building has there been any Mould! Confirm that with an inspector and read the minutes. Don't make up stuff that you know nothing about. The building is taken care of best as it can. If you have issues - please go ahead and volunteer your time like the council and help out. Otherwise, be thankful someone else is doing the work you refuse to do anything about and sit there complaining about stupid crap while making stupid accusations. Building is old, yes. But it is in great shape. The roof was fixed in a timely matter (you have to remember some things have to wait depending on the season!). Council has kept everything in good condition. Fixed things as they come up and done this without barely increasing your strata fees. If you want further stuff done then be prepared to vote yes for a strata increase and to give your time. Otherwise, say thank you and move your head out of your ass. Sincerely, an owner who is sick and tired of reading this shit. PS The negative comments are all from the same bitter ex council member. Everyone else in the building is wonderful. It is a great place to live. People are friendly. Place is clean. And the care taker actually cares and watches out for all (especially for the elderly who live there). I have lived in the building for over 10 years and honestly, it is one of the best decisions I made. If you are not sure, check out the place for yourself, read the minutes and have an inspector confirm it for you. Don't rely on anyone else's comments (even mine), when you can confirm it for yourself. You will be happy to be there :)

The above reviews of this building are a lie. The management company that looks after this building (which was mentioned above) is only recent, so for the above reviewer to even say that they've had six years of dealing with this management company is not possible. Also, since this building is 15 years old, it has had a number of maintenance areas that needed to be worked on (this is to be expected with a 15 year old building). Perhaps this person was simply upset because they actually had to pay for the roof being replaced (which is a pretty regular thing to do at this age of a building) - they forgot to mention that the cost of the roof came in under budget. MY review of this building is that it's a friendly building that is wonderfully welcoming to people with pets. I never had any issues with mold living in this building. Any maintenance issues that were pointed out (they don't get dealt with if you don't inform strata) were dealt with in a timely manner. My only complaint would be that due to it being a wood building sound travels too well between suites and noise has been an issue at times.

As an owner at Redonda, I can atest to the proactiveness of the Council and Management to fix building problems. When the flat roofs were replaced by special assessment, every Owner received a refund when the project was complete. This is a surprise because usually projects of this magnitude requires additional funding at the end. I am impressed at Council's management style not only getting the work done but also finishing it under budget. I am confident about this Council (2013) as they commit to timelines and costs, and they actually stick to it and get the job done. Well done Council!

I owned multiple units at Redonda, so any additional operating cost would be multiplied several times for me. As an owner and investor it does not make financial sense to own multiple units in the same bldg if it is not well maintained.

The September 20, 2010 comment is a good example of people bulling others on this website. I used to live in the building and I had many problem getting the Wynford group and the strata council, get things fixed in a timely manner. Black Mould and was in our ceiling and walls (this effect my kids health so we had to leave).

"Avoid this place!!!"

Major mold issues, neglect everywhere, strata council issues are a given. Money pit to live in. I can not recommend this place to anyone.

downhill"

I lived in this building for more then 6 years and I left due to the strarta council neglect and management company Wynford Group was crap to deal with. My manager John Sharkey was and will be always crap to deal with. If you want trouble move into this building. This is build to avoid due structure issues, and strata and management problems. All they want is your money not your quality of life. I would not recommend this building to anyone.

actually I did mention it to new owner and they did not care, they would fix it up anyway. I also hope your comment on april 13th about medication for family, well since I moved all issues have stoped due to better strata council who cares for there homes and a better strata manager to deal with.
