ongoing"

Decided not to proceed with a purchase after receiving the Form B and AGM minutes for this complex. 90% of the units are rentals and there is currently an ongoing civil suit from 2013.

Buyers or Possible Tenants "November 2018" Comment Is Not True...Fake News. Ask your Realtor to show you the complex and units for sale and see it with your own eyes. This complex has 228 units in total and Good Rentals. Building has 24/Hrs security & janitor. About bad tenants well every building in lower mainland has a few of those and the Strata company works hard to eliminate such issues as per process. Weed consumption has no legal grounds anymore. The legal suit nonsense owners let the courts decide as for legal/correctness and due process and not false news. Newmark is not perfect and undergoing soon new interior paint more but Your Statement is Absolutely Malicious and Untrue. Owner at Newmark

"Bad News - Beware"

Viewed a couple of rental suites mid 2013. The stairway railings outside the buildings were loose. The were assorted questionable people sitting on and around stairwells. Inside the lobby we were met with the overpowering stink of marijuana. Manager stated that if there were any onsite problems we should contact the police directly (really?) Suites had lovely almost new stainless appliances with large ding marks in them. Carpets in hallways not at all clean. Dogs barking behind closed doors. All in all, a complete waste of time. This complex is located in the heart of the "Chilliwack Ghetto" aka downtown core. Overall, we gave the entire city a thumbs down. Due to inflation in Vancouver and its outlying areas, Chilliwack has seen an influx of people. The prices of rental properties has thus seen an incredible jump. Unfortunately, the slumlords are abundant and the crime rate has skyrocketed. This is druggie central for the Fraser Valley. We decided upon relocating to the Okanagan. Good-luck to anyone who is looking to move to Chilliwack.

I lived in this building for two years and absolutely loved everything about it. Not a single complaint, and I've never been able to find as nice a place since. Yes, you will hear dogs barking when in the hall as it's a pet friendly building (hard to find), but once in your apartment, it's rare to hear anything from your neighbours. Well kept building, very clean, great price for a good sized place, in suite laundry and dishwasher. I'm moving back to Chilliwack, and I'd move back into this place in a heartbeat.

I lived there for 3 years, had my car broken into 4 times in the underground , Apartment fire on my floor as well as numerous fights outside, people storing there garbage on there decks to lazy to walk to the dumpster. Cant even open your storage locker down stairs without building manager supervision. Not to mention Hookers sometimes right outside. This place is a Ghetto indeed. You couldn't pay me to live there again. Stay away

"46150 Bole Avenue (New
Mark Properties)"

I purchased a unit in the Bole Ave., building pre- construction as an investment. Shortly after closing on the unit it became evident that there was a lot of illegal and/or disruptive behavior taking place on the property. We, the owners where disgusted by the lack of respect exhibited by many (not all)of the tenants for themselves, their neigbours and the owners. We (owners) met with and wrote to the property management company to no avail. We formed an owners committee in an effort to bring awareness to all of the owners and to resolve the problems. Within a very short time we enlisted the assistance of the City of Chilliwack and the Crime Free Multi-Housing Program, hired security 24/7 at considerable expense to the owners, replaced the under performing property management company, voted in a new and very proactive strata council and eventually hired on site building managers also at considerable cost to the owners. While I do not live in the building I do have occasion to attend the property and more recently stayed in my unit over a long weekend. On these occasions, I am happy to say, the building was both quiet and clean. Which is not suggest that the property is without problems but the reality is there is only so much we (owners) can do. At some point the tenants have to take some responsibility. Speak up, the owners are receptive. Provide a written account of the problems you hear and/or obesrve so we can act on them. Thank you.

"what a shame"

yes they are afforable and nice inside. But be prepared for constant drug deals stabbings or fights and good luck getting a decent sleep. loud music shaking the walls at all hours. the security is a joke since they can not do anything and by the time the police arrive that is a whole nother story .the only people that give this place any positve reviews are the owners trying to get the hell outta here and their real estate agents.. If anyone says otherwise their full of shit!!

Suggestions: designated smoking areas bylaws that have tenant fines for smoking outside of these areas. Also have bylaw fines for any criminal act proven to have taken place on property by tenant(s). Further more have a standardized application process for all units. Set up bylaws for no noise after certain hours with fines associated with frequency and repeated instances in same day leading to eviction. If there is standardized lease agreements that include simple easy ways to keep the peace (fines help pay for extra security or at least clean up). Also management there is nothing wrong with being a community and taking steps to become more informed on crime free housing and other community watch programs.

It appears that EVERY condo, no matter where does INDEED have ISSUES.I doot live at the above, but am looking for a purchase. I actually shudder to purchase as..... My previous condo had a MAJOR ISSUE BEIG.... THE OWER BEEATH ME HAD A LASER BEAM FOR HIS ETERTAINMENT AND WOULD USE IT OR MORE LIKE TORMENT ME WITH IT AT ALL HOURS OF THE NIGHT AND WEE HOURS OF THE MORNING. In case you are unaware of how tortureous it is....... IT FLATOUT BURNS THE AREA THAT THE LASER POINTS TO, HE ALSO HAD NIGHT VISION GOGGLES AND WAS CLEARLY ABLE TO SEE ABSOLUTELY EVERYTHING I WAS DOING !!!!!!!!!!!!!!! IT was OLY after my friend who was a POLICEWOMAN, that spent 1 night in my suite to secure an arrest. The fool downstairs thought it was I, and instead a Officer, yes he was charged, ad the PARAPHENELIA that he HAD I HIS SUITE, LISTEING DEVICES TO THE WALL , ETCCCCCCCCCC. I still had tosell and move. He was heavily fined, NO JAIL TIME. I DO FEEL GUILTY FOR THE BUYER THAT CAME MY WAY AS....... SHE WAS FEMALE AND I KNOW***** THAT HE IS CARRYING ON WITH THE NIGHT VISION GOGGLES, certainly NOT the LASER, he would be a fool if he did........... SO, SADLY there is no perfect solution... STLL cheaper to buy than rent, BUT with buying one never kows who their neighbour is and what they do for entertainment.... I feel for your respectable owners in your bldg. These are my thoughts

Absolutely nothing crazy about this situation at all ! Unless the person is undergoing such an ordeal, outsiders have no stance. Surely one has heard of Pilots and the public using LASER BEAMS up to the sky ?? Well, the same situ involved this ''nut'' beneath me in my condo that did in fact possess LASER BEAM EQUIPMENT, GOGGLES, HEARING ATTACHMENTS FOR WALLS and such. He was a '''wanna be ''' security guard, like X2 week, always alone and used these laser beams for his entertainment. Between the floor boards there is hollowness, no concrete and the laser beam travelled upward. This guy was definitely disturbed. Because I was so persistent and I mean literally persistent, the police did knock on his door for questioning and there before their eyes was allll this equipment. So even being on the top floor does not assure a persons safety. As mentioned, after I sold, another female bought, and unbenounced to her, she was under his vigil by means of the aforementioned equipment.Yes, I felt guilty selling, not being able to disclose anything or I would never have sold. A few years later still bothersome. This situation happened to me but am certain there are OTHERS out there that are strange in mind, buying these equipments through catalogues and having afterhour activity without your knowledge. Yes, he was heavily fined. Fortunately did sell at the high of the market. There was no other way to handle the situation. So, cannot say... Buyer Beware as one does not know many a thing UNTIL one has bought the unit and moved in. Food for thought.

"Don't move here"

Lived here awhile and nothing but the smell of pot and dog crap, no management or clean up in the building, cops might as well live there. Some people have good luck here but don't realize that most of their neighbors are either drug dealers, addicts or pedophiles. This place is going to be a run down ghetto fast unless they do something about it.

Many a council member has NO CLUE as to how to handle bldg issues, simply because they have had NO EXPERIENCE period !! UNLESS the issues pertains to them SPECIFICALLY, then they will go to town and get it resolved. Save yourself many a headache.....DO THE BLDG VISUAL, bikes on decks ? everything but the kitchen sink on decks ?? foil on windows ?? and MORE>> ALL RED FLAGS !!! If YOU do decide to purchase, be ABSOLUTELY CERTAIN TO DEMAND THE FORM ''F'', to ENSURE that YOU/BUYER is NOT stuck with the previous owners INPAID STRATA FEES. Knowledge is power !! BE EMPOWERED !!!... Also MEASURE the parking stall to ENSURE that your TRUCK '''fits''. Lastly, RETURN A FEW TIMES/DIFFERENT TIMES OF THE DAY/NIGHT, to check on neighbouring NOISE. You would be surprised at how the SCENERY changes from early pm to early evening. Hope this assists in making an INFORMED DECISION.

"Great Value, good
location"

What a shame this building has bad reviews on this site. I hope potential renters/owners will investigate for themselves. I have lived here now for 8 months and it could not be better. It is very affordable. The apartment is bright, clean and I have an in suite washer and dryer, for very reasonable rent. Have not had any noise problems or any problems.

I totally agree! I live in the building on Bole Ave. and it's the same thing. Decorative tin foil on windows, scuzzy creepers trying to sneek into the building every time I leave for work. A drug deal outside my window 6-7 times a day and to top it all off someone threw a bucket of old break fluid all over my car one night!!!! Security my ass! This place is the equivalent of low income housing only you are paying more! I would not recommend living here unless you have a gun.

I would stay away untill they reinstate the security full time again. They without telling anyone cut the security to only 2 days a week. A snowmoble was stolen from the "secure"parking under the building. Doors kicked in. Dog crap all over the place. People smoking in hallways and putting them out on the carpets. I totally feel sorry for the owners who are unable to sell the apartment that they own. My landlord got stuck with a unsellable apartment and now it stuck. They also don't follow the landlord tenancy act. A friend moved out 2 weeks before the end of her tenancy and they went into her suite and stole food and drinks from her apartment. Supposedly she "had abandoned" her place. LIE!!! BE very carefull and while some areas are ok in the newmark be very aware of lack of security.

"Good building"

When the building first opened a couple years ago there were problem tenants but it's very much a different complex today. There is NEW MANAGEMENT, a new rental manager, and the building is a great place to call home! There is security, cameras, private entrances without keys, etc.

I have lived in all three of the newmark buildings, and I would say Yale said is really bad. I know Bol use to be, but it is complately cleaned up now and I haven't had even one problem. Yale side is the first one I moved into, right when they opened up, and I never had a problem there and I dont tihnk it's ever had problems.

"No love in this building"

This building has no building manager, tenants who destroy the place 24/7, cops will not even come here, home invasions happen here as well as people leaving trash and whatever comes out of their mouths everywhere. This place needs to clean up the tenants and stop renting to these losers or this place will go up in smoke and the good people are going to loose out. The downtown area needs a facelift. They need to load these losers up pn a boat and sail them off to a desserted island.

i would disagree with you on this one as well, my boyfriend lives in "party central" and yes the building has there problems with partys and vandalism but what do you expect when you build them right beside bole? Yes, the yale buildings have the most partys cause there full of 18-25 year olds who arn't afraid to celebrate an occasions unlike some stuck up bitches like you people, we know how to have a good time and although we are loud most of the residents can control there parties. Young people should be intitled to nice appartments as well as all other ages. But just because there younger and live a different life unlike you guys doesnt mean were losers. I would have to agree with this above comment. Young people are constantly judged within this building. Strada is not polite to you if you are under the age of 25, and you are looked down upon. It is sad that im attending school and maintaing a job and am looked at as a hell raiser just because of my age as well as beening blamed for teh vandalism in the building just because of my age.

What a difference a few months can make. It was a challenge living here for a few months, but now....it could not be better. The absolute best part is that I have a fabulous condo with laundry right in the suite and it only costs me 800 a month...when I lived in vancouver I paid almost twice as much for a dump. This is an absolute gem...I am soooo glad I found it. Easy parking too.

Common Guys, Give it time, Chilliwack just converted their Teepee's to Condos a couple of years ago. Soon, the City will relocate the less fortunate to Yarrow, and develop the shit out of the downtown core, then they will expand and update the mall, then the dutch will sell their farms to the East Indians, then their cousins, uncles, brothers who are all married to eachother, will buy all the land, and the Asians will buy all the stores. Moved in late 2009. Let's see; meth lab, dope pushers operating out of suites, police busts, parties with in excess of 50 people destroying suites, break and enter with applainces being stolen,people climbing outside walls. Viscious assaults, blood in the halls etc. etc. Then new management, Security, resident managers and evictions in the double digits of all the vandals regardless of age. Still the odd incident but it is a nice place now, I would recommned. Next step clean up Yale St

The truth is there is no Resident Manage in the NewMark. We live in the area and will agree that the Bole building is not quite as bad as it was 2 years ago but the Yale building still has constant police calls , domestics, suicides fires, tthefts etc. The Victor building is not quite as bad as the Yale. The owners that do not occupy their suites but rent them out only want to get the money and do not do the proper checking of tenants. I do not care if you are young or old there are good and bad in both.

Recently moved in, we didn't think it was as bad as it is. If there are friendly people around, we don't ever see them. All we see is drug addict types, people that are loud and inconsiderate, smell of pot and smoke everywhere, we often can't leave our windows open because of the smell of pot! Plus, there's trash on the ground floor constantly. Sorry guys being young is NOT an excuse for being inconsiderate!!

I've lived here just over a month. A lot of the people I've seen are about my son's age. With no exception they've been polite, always said hello. Yes I can hear music once in a while on weekends but this is an apartment building and is expected and not once has it been out of line. I don't know about when it was first built but it seems okay now.

My boyfriend lives there and I recently moved in with him. It sucks that there are so many sketchy people who live there, but they are so nice inside. If these apartments were on Sardis side, they'd be at least 1000+ a month. Its too bad the cracker jacks and psychos give this place a bad name. In my opinion it has gotten better - when they first opened I heard all kinds of horror stories. I see the cleaners in there once week. So I guess it was a lot different back when it first opened. Stay away from this GHETTO.. Don't not rent buy or invest in this development. High strata fees as they are constantly repairing and replacing things around there due to the management company HOMELIFE renting out the units to Unsuitable tenants. The building is dirty not maintained. Get this the windows where washed once in 7yrs!!!! Landscaping never done!! Who's pocketing the $$$$?. The police do not even respond to this development anymore I don't blame them... They are needed for better causes than dealing with the issues at this place. RIP NEWMARK. I am glad I am OUT!!

So true ! This place is a dive. I heard that some body cut lock boxes for the units that where for sale off the iron railing at the front of the building, and that chick heather let them criminals in to the building and told them which units where for sale. Apparently the criminals went in to the empty units and stole all the appliances!! The building managers had this on the security videos but did nothing about it. Nice eh! HOMELIFE GLENAYRE of Chilliwack are the property management company!! Beware of them . They don't even do a thing for your $$they can't even answer their phone!!

Also, NOTE: The REALTORS ATTEMPT to MASK the building by using SIDE VIEWS/TREES, ANYTHING BUT THE ACTUAL FRONTAL OF THE BLDG....REALTORS DO KNOW THIS BLDG AND FOR ALLLLL THE WRONG REASONS......ALSO, have YOUR REALTOR from his computer INFORM YOU/BUYER as to HOW MANY RESALES FOR THE UNIT YOU ARE INTERESTED IN...Get the FORM ''B'', so you are NOT on the hook for the previous owners past due strata fees.....Buyer BEWARE.

I read all the comments/reviews regarding the situation at Newmark. I am planning to buy a unit at Yale road for investment but I am hesitant to proceed with the offer due to mixed reviews. Do you think the situation got better or have improved compared to the previous years? Any comments to help my buying decision is a great help. Thank you!
